valves and other related apparatus and equipment for any and all <br /> purposes related to the operation of the Golf Course Premises. This <br /> easement witiiin the Irrigation Line Easement Area is granted subject to <br /> the following terms and conditions: <br /> a. Willowbend shall cause all improvements within the Irrigation Line <br /> Easement Area to be constructed at its sole cost and expense and <br /> generally in accordance with the specifications shown on the Easement <br /> Plan. <br /> b. Willowbend shall maintain the Irrigation Line Easement Area in a <br /> neat, safe and attractive condition, and shall be solely responsible for <br /> the cost of maintaining the Irrigation Line Easement Area. <br /> Willowbend shall obtain written permission from the applicable <br /> authorities within the Town,prior to conducting any work within the <br /> paved portion of Quinaquisset Avenue. <br /> c. Willowbend shall defend, indemnify and hold harmless the Town from <br /> any loss cost, damage or expense arising out of Willowbend's use of <br /> the gation Line Easement Area. <br /> d. For so long as the Golf Course Lease is in effect, Willowbend shall <br /> defend, indemnify and hold harmless the Trustees,and the beneficial <br /> owners of the Tri,from any loss, cost,damage or expense arising <br /> out of the use and enjoyment of the Irrigation Line Easement Area. <br />
