Kirrane said they obtained information from who had purchased units <br /> at Sea Oaks and the number~ of people that would be living in the development . <br /> gentleman in the audience voiced concern over how far the buildings are <br /> uo the river and where the catch basins are going to be . The Board said <br /> the buildings were well over 150 ' from the river and in answer to his <br /> questions on water, they said the Board of Health and DEQE would address <br /> those . <br /> Mr. Dubin closed the discussion off to further public comment . Mr. Dubin <br /> asked if the Board was in agreement that the concept meets the. spirit of <br /> the by-law. Ms . Stone asked if the Board denied the plan and they come in <br /> with a subdivision plan, what would that impact be concerning water,, sewer, <br /> open space and traffic , <br /> N <br /> Mr~. Dubin said there is no answer, it 's give and take , they won't have the <br /> large open space , they'll have more roads , no sewerage treatment plant , <br /> and have more families . <br /> Mr. Mq-rsters said if this were going in his neighborhood he would be con- <br /> cerned , <br /> on- <br /> cerned , but he would rather see something like this than all single family <br /> lots as there 's more open space with multi-family and you have to keep that <br /> in rind when considering it . Ms . ,stone said she had to admit she had not <br /> considered the impact of water and sewer and the advantage to the town t <br /> have a water supply system and treatment plant . She said the old plan <br /> looks horrendous with 87 lots . <br /> Mr. main said someone has to take into account the economics of it . if <br /> they cut down,-t,00- tan r )units , the applicant may be forced to go to single <br /> family. Mr. Fudala said they could go cluster development but Mr. Marster <br /> said they would still have individual wells and septic tanks . Wir. Fudala <br /> said you're still talking about big leaching pits . Single wells have a. <br /> smaller impact than a big well has an impact on the water table . <br /> Mr. Itarsters said eliminating the buildings on Meetinghouse Road is reason- <br /> ;able . <br /> easo - <br /> ably . Mr. Dubin agreed as he felt they would have good open space and good <br /> buffer. He asked Ids , Stone for her thoughts . <br /> Lis . Stone said she thinks it 's a lot going into that area and coming off <br /> onto a road where it would be a tremendous impact . She said she doesn't <br /> know if they can show a subdivision is going to be less of an impact . <br /> Atty Kirrane said if the unitsare reduced below 183 units , the feasabilit r <br /> of putting in a sewer treatment plant goes out the window. <br />
