Sweeney appeared before the Board for a pre <br /> application review on behalf of Alan B . Ryder., They are proposing <br /> to develop 68 units - 4 unit buildings (town houses ) on 24 1/2 acres <br /> of land on the northside of Quinaquisset Ave . , They would have 2 <br /> pocil.s for amenities and fire. flow, tennis courts , a raster well and <br /> an active bog. They would have access over a. dike and off S imon's <br /> Narrow Rd . and they would refill the holes in the green area, They <br /> said negotiations are being made with abuttors for access . Density <br /> in that zone is 3Aere and they are proposing less . They submitted <br /> driveway plans , vegetation, sewerage and topo plans . They said. lir. <br /> Robert Mallett owns all wetlands and he will continue to operate the <br /> bogs , <br /> Jean Thomas asked if they were using t.to bogs as part of the formula <br /> and lir, larsters said no as they can't use any wetlands in the formula . <br /> The Board informed them that they would have to improve Simon's Narrow <br /> Rd , and they said they were aware of it . <br /> Atty. Sweeney said the project will be called Cranberry Hill and have <br /> 2-bedroom units with 1 112 baths and about 1188 sq . ft. and a full <br /> basement . He said 'they 've already gone to DEQE and have followed the <br /> by-law 100%. <br /> Mr. Dubin said the procedure is for the engineer and town planner to <br /> review it and ever one come i for interchange , The Board put it on <br /> the agenda for 11for input and discussion, d reports from the <br /> engineer and town planner. <br /> Atty. Morse presented a landscape plan done by Wayne Tavares for <br /> Sea Oak5 , He said it was Mr. Tavares ' opinion that all trees and under- <br /> brush <br /> nder- <br /> h u h should stay there in teras of natural landscaping and shielding <br /> the project from Rte , 28 , Atty. horse said he! was now looinxy for more <br /> units to be released. <br /> The Board went over Mr. Rowley's recommendations . Atty, o se said he <br /> would follow Mr. Rowley's recommendations and asked if he can call for <br /> an inspection when the street and drainage are completed , The Board <br /> said yes and as they also wanted to get the landscaping done before the <br /> end of the season, they suggested Mr. Rowley ley inspect that also when he <br /> makes the other inspection. q4 The Board provided Mr. Rowley with a land- <br /> scape plan to go by, <br />
