Toni <br /> Fudala said for 40B they don't have to meet setback requirement, but cluster sub-division <br /> needs Planning Board approval. <br /> a Joyce Mason commented that changes re waivers, curb requirements and drainage have to be <br /> addressed and she asked Charlie Rowley to address that. <br /> o Charlie Rowley le stated current requirements on all roadways. He said they have to look at <br /> grading. With respect to curb, minimum 20 feet but they shove 15 feet. Also, can Fire <br /> Department get Tower around for access. Don Bracken said they have no trouble going from <br /> 5 to 20 feet t o n curb. He said they did template and Tower can access site.. <br /> Mr. Bracken said sewage treatment simply for this development—capacity for 40,000-gallons <br /> per day; they'll use 15,000 gallons per day. Plant could operate with little flow. Tom said when <br /> not enough flow, operates as septic system. <br /> Joel Clifford asked about street names and signage. [ion Bracken said Town Clerk has list. <br /> Joyce added that committee is working on this now. <br /> Catherine Laurent said that in addition to road itself there will be storm water so need plan that <br /> shovers just the clearing for the road. Also, erosion sedimentation permit and curb permit <br /> applications to be done through DPW. <br /> How will site be secured when road completed and you move forward with the construction of <br /> homes. Don Bracken said all will be reflected on the updated Plan. <br /> Don Bracken said they will need a permit from IPPA and all documentation will be provided to <br /> Charlie Rowley for his review-as well. <br /> Walter suggested if road goes in, put some gates ire so no one gets in. Don Bracken said they <br /> will specify gated entrance on Plans. <br /> J. Briggs said the goal is to get development up as soon as possible but it depends on funding. <br /> He said they will submit projected schedules. <br /> Total proposed parking spaces is 104-2 spaces per dwelling. They do have some overflow <br /> parking. Tom said regulations require 2 spaces/unit so they meet the requirements. <br /> 0 Jonathan Furbush voiced concern about Building #15 placement and Fire Department access. <br /> Don Bracken said they can move Building #15 so that is not an issue. <br /> o Glen Harringto-n said they show I sub-surface and.2 with normal surface draining. He asked <br /> whether it was possible to shove some sub-surface component; Board of Health doesn't want <br /> to see standing water-, [ion Bracken responded they can show beehive grate on the final Plan. <br /> Tom said bioretention system is not shown--looking for some sort of swale or bior t ntion <br /> area before it gets to catch basins. Don Bracken said they will look at this and make some <br /> adjustments. <br /> Charlie Rowley le voiced concern that water coning out of pipe is potential problem—he will tale <br /> look at that too. <br /> Torn Fudala said maybe somebody could look and see if dumping all that water could kill off <br /> vegetation. Don Bracken said a biologist is part of their team and they will have him take a <br /> look at it. <br /> Conclusion <br /> Don Bracken said they will need about 4 weeks before they can come back to the Board, They will <br /> come back with road construction Plan—including stabilization; area of clearing* adjustment to Unit <br /> #15; drainage- and other issues that Charlie Rowley to work on; etc. <br /> 2 <br />
