F
1
■
{ x k
Board ofSelectmen Page Nine
Regular Meeting
Wednesday, Ja ua.r 19 b
side of the Quashnet River from the Town Line of Falmouth north
more or less to where the power lines are . The corporation was
approched with the thought that the Town of Ma' hpee had been looking
at the site for a well and also that there was the OSID program that
was being considered . We did necessary calculations and had our
engineer do a schematic . The original concept of the development was
unattractive in many ways . we were able to find an additional 40 acres
which allowed us to take the OSID and spread it out in a more attractive
manor. This meant we would be. able to give some lana to the Town. The
second 40 acres is an industrial-zoned piece : It 's adjacent to our
property- - we had it under agreement. To go forward, we need to know
where you stand with your OSID permits , with the Torn, with the well,
septic , etc . we need to know if the Board of Selectmen and the Water
Commission are going to work with us in the development of that site .
Also if the Selectmen would consider re-zoning the 40 acre parcel from
the industrial piece to the 40 ,000 sq. foot residential area which will
allow us to bring in the OSIDO . .a i c a.l ly, what we are offering is all
of the property which is about 250 acres o' the west of Quashnet River
from the Falmouth point up. This will be donated for the Town' con-
servation
on-
serva.tion purpos e notwithstanding the use of your water* The water
would then be brought across from the well, as I understand it, some
testing has already been done - the well will produce about a. million
gallons a, day. The water will then be brought down route 28 to the
Falmouth line and tied into the Falmouth systems we initially wanted
to rake ars offer of sharing the cost with the Town and we 'd still like
to know if the Town is interested. Since we had initial discussions
with Mr. Fudala, lir. Boyd and Mr. Murphy, we 've been approached by
several other developers who for one reason or another need additional
water. They have promised contibutions although we have not "firmed up"
anything at this point. But they have promised contributions which
means that what the Town spends and what we spend is going to be signi-
ficantly reduced. '
'We started the of'f'er with premise that it's going to cost
VWX11 amount of dollars to put in a well if we put in our own water distri-
bution system for our development. The Town needs the water. The Town
would . be putting in a duplicate system and in order to balance things
out we said 'that if it' s going to cost us one million to put in the
system and it 's going to cost you 1 .5 million, we take care of you
initially and we take care of what would be our cost normally would be
and contribute to the excess . with other developers coming in, the
amount the Town puts in is greatly reduced. '
'Before we put in the extra two million dollars , how do we
know we 're going to be able to get the units , how do vire know the Town
will re- zone it ; what is the Town going to show us as a. good-fa.1.th
effort to go forward on this project . The people on Route 28 will be
investing with respect to a. waste-water facility and to the cost of the
well. They are very anxious to start and to begin their own DEQE studies .
