Hall, 16 Great Neck Road <br /> North. Chairman, Jonathan D. Furhush, Board Members William A. Blaisdell Dom <br /> DeBarros and Associate Members,Norman J. Gould and Sharon Sangeleer were present. <br /> Building Commissioner, Michael Mendoza was alsopresent. <br /> PLEDGE of ALLEGIANCE <br /> CONTINUED HEARINGS <br /> 153 Tin Street: Owner, Elliot L. Avant requests a Special Permit under §174-45.4 of <br /> the Zoning Bylaws to allow for an accessory apartment on property located in an R-5 <br /> Zoning District, (Map 37 Parcel 4), Mashpee, MA. (Continuedfrom December 13, 201 <br /> hearings at the request of the Board). <br /> Yvonne Avant represented her husband for the accessory apartment application. She <br /> apologized for not being at the last scheduled hearings. She is requesting a Special Permit <br /> for the one bedroom accessory apartment located on the second floor. She explained to the <br /> Board that there is one exit door on the second floor that is connected to another exit door. <br /> There is a deck that is located o f the apartment, and another deck that extends the full <br /> length of the house with an exit door located off the storage room. She said that the <br /> range/stove was removed until approval was given for the apartment. <br /> Chairman Furhush asked if there was a window in the bedroom and confinued there is not. <br /> He also wanted to confirm that the storage room will not become a bedroom. He said there <br /> are a list of items that need to he done in order to make the apartment compliant and asked <br /> the Building Commissioner to inspect the house. <br /> Building Commissioner, Mike Mendoza told the applicant that under Massachusetts State <br /> Building Code, a window is required for all bedrooms as a means of egress. He mentioned <br /> that there needs to be smoke detectors installed. The fire department reviews the house <br /> plans With the Building Department, and they will need to be revised to indicate where the <br /> smoke detectors and heat detectors are located. The fire department will also need to brio <br /> ghat will be stored 'Inside the storage area. Mr. Mendoza wanted the Board to take note <br /> that the house was built in 2003 and is actually a modular hone. According to the plans on <br /> file in the building department,the second floor was designed to be finished and shows two <br /> bedrooms. <br /> 1 <br />
