11 ASHP E ZONING BOARD of APPEALS <br /> MEETING MINUTES <br /> JANUARY 10, 2018 <br /> Mr. Furhush said it becomes a non-buildable lot because it's too small. It's legal because <br /> it pre-dates zoning. <br /> Attorney I irrane said the house was built in 1942 and the lot is'approximately 4,500 square <br /> feet. <br /> Mr. Mendoza said that the Popponesset overlay District was created on May 3, 1993. <br /> Mr. Martin Riley,who is the new homeowner of the property addressed the Board and said <br /> that this application is different than the last cas'e. He received approval from the <br /> Conservation Commission, and a deeds restriction for a.new -bedroom septic system. He <br /> said that the louse is in a flood zone, and in a VE 16 so by Federal Law they afire required <br /> to make the house flood compliant. <br /> Mr. Mendoza recommended to the Board that a variance request along with a written <br /> Finding he submitted. <br /> Mr. could believes the application 1s a hard-ship. <br /> Mr. Doug Crosby resides at 29 Wilsons Grove, and reviewed the plans. He is hoping that <br /> the-applicant keep the house within the same character of the neighborhood. <br /> Attorney Kirrane said that he is withdrawing the request for the specific finding and will <br /> re-apply for Variance relief with the same proposal. <br /> Is. Sangeleer made a notion to accept the withdrawal. Mr. Blaisdell seconded yQs, Mr. <br /> Furbus'h yes, Mr. Gould yes, and Mr. DeBarros yes. All were in favor to accept the <br /> withdrawal of the written Finding request for 39 Wilsons Grove. <br /> NEW HEADINGS <br /> 18 Quaker Run Road: owner, Peter J. Merlino, Trustee requests a Special Permit under <br /> 174--25 (I) 9 of the :honing Bylaws to maintain a dock ramp, and float complex which <br /> extends across a total of more than 70' feet of coastal wetland resource areas on property <br /> located in an R-3 Zoning District, Map 83 Parcel 2t2, 114ashpee, MA. <br /> Mr.Peter Merlino represented himself for the dock project.He said he received an amended <br /> order from. the Conservation Commission. He said the float will he turned around 90 <br /> degrees and will conform to the current standards.
