Mr. Feronti said
that this building is located south on Market Street. Currently built are Buildings 40, 41
and 4 . At the last meeting 6 months ago, he discussed that Building 44 was going to be
the next building to be Proposed but at the time he was not necessarily sure.the program of
the building because of financial reasons. As he reviewed the Proforma of the building,he
is presenting the reallocation of the units within Phase 1A. originally Building 44 was
included in the Phase I A. pertnit as a 6 unit building, with 4 one bedroom units and 2 two
bedroom units, but through the process of revising the plans to make it work better, they
redesigned this building to become 10 one bedroom units.
Mr. Feronti said that Phase 1A is part of the overall 40B Comprehensive Permit, the 40B
permit is 382 units. Phase I which is all of the Jobs Fishing neighborhood and is roughly
115 units.Phase I A is 52 units. The parameters are not changing. The total number of units
within those three sets are staying the same. The only thing that is happening is reallocating
units within phase IA to add more units into Building 44,,and in the future remove units
from one building and make sure that the 52 units do not change.
Mr. Mendoza asked if this project went through the Cape Cod Commission.
Mr. Feronti said that the residentialp oartion did not involve Cape Cod Commission, but the
commercial portion of the 40project was subject to Cape Cod Commission review. This
Building 44 is all residential.
8
