MA HPLi ZONING BOARD of APPEALS <br /> MEETING MINUTES <br /> JANUARY 10, 2018 <br /> Mr. Feronti continticd stating that when this building is completed, there will be <br /> affordable units, originally there was only one;which will bring a total of 32 units amongst <br /> the four buildings and 8 affordable units. In addition, there will be one handicapped <br /> accessible unit in this building; and will provide for two fully accessible units within the <br /> four buildings. Originally, this building was proposed as a 6 unit building with a mixture <br /> of 1 and 2 bedroom units,which required a parking requirement total of 8 spaces. with the <br /> 10 one bedroom-units, the building requirement will be 10 parking spaces. <br /> Building 44 was always intended to be pmt of the Market St. West lot. Currently built in <br /> that lot there are 34 parking spaces, with the demand of Buildings 40, 42, and 44 there are <br /> and will be a demand of 28 spaces. So even with the increase number of units within <br /> Building 44 this parking lot has the ability to handle the additional units. The- refo re <br /> reallocating two more spaces from this building to this lot, beeps the total the same. <br /> Mr. Mendoza asked how many stories to the building;. <br /> Mr. Feronti said there will be two stories. There's a thin story component on half of the <br /> building which is a dormer. Mr. Feronti said that the height and the number of stories was <br /> waived under the original 40B permit. <br /> Mr. Connell said that there's a third story living in the dormer of the roof. The height is <br /> ft. to the widow's walk. <br /> Mr. Feronti wanted to present this information' to the ZBA prior to meeting with other <br /> Town Departments. <br /> Mr. Blaisdell asked about the affordable units. Mr. Feronti said,that this building will <br /> provide at %. Where are 5 out of the first 22 buildings, this building will be 8 out of the <br /> 32 buildings. Phase I A. is 52 units, by the time the 52nd occupancy permit, there has to be <br /> 5% dedicated affordable units. This building will be modular. <br /> Mr. Gould mentioned that there is a granite slab that sticks out along the driveway closest <br /> to the police station and Jobs Fishing Road that needs adjustment. <br /> Chairman Furbush asked about inquires made by Bob Wooldridge. <br /> Nfi•, Feronti said that Mr. Wooldridge had past conversation with Doug Storrs based on a <br /> different prof ect, in 20041, 2005 and 2006 which is a completely different type of <br /> construction certainly along Market Street, but within the 40B as a whole. It was <br /> predominantly town hones at that time:, it was single-family homes, and there were a <br /> couple of multi-family homes that were on the scale of the building that has Pottery Barn <br /> which bas 24 units in the building. Those types of buildings can amortize the cost of an <br /> elevator. He said that back in 2012-20135 it lead then to figure out the process of what type <br /> of buildings to build, what type of markets were desired, and would the banks lend them <br /> money;toward a path of smaller units. It's difficult to build an elevator and add those costs <br /> under the 400 criteria. <br /> 9 <br />
