Paul said there are now 8 months to turn the job around. It is not a
complicated job. There is no more reason to talk about . He has discussed
the approach he wants to take with Jim Vacarro and has his backing . He
will ask town counsel to look at the impact of the next stage .
DRAFT CHANGE ORDERS
Joe said he has re-done change order #7 because the Selectmen voted against
granite curbs.
Paul said, in the future, when we send change orders to the Selectmen we
need to do a better job with explanations. Granite curbs are not just a
cosmetic issue, it is a more durable product than concrete curbs .
Change order #8t drain for whirlpool , credit for plumbing line.
Paul made a motion to forward to the Selectmen for their approval
Change Order #8 for miscellaneous plumbing items for $119 .00 .
Merry Sue seconded the motion. All members were in favor 5-0.
The largest change order, including all the additional fields , Joel has not
yet received from Stone . Paul suggested he send a letter reminding them of
the terms and conditions of their contract.
ROOFING INSPECTOR
Chartwell is recommending the firm of Perry Dean as the roofing inspector.
They have many years of experience. Paul spoke with Ed Frenette who felt
this firm is competent . They are roofing consultants , inspectors and
engineers .
Will they have a full time representative on the roof?
That will be Tom Wren' s call . They will not if production doesn' t warrant
it. If the roofer starts work and continues until it is finished, without
interim delays, there will be enough money.
Joe asked if the inspector will be on the roof while the membrane is being
laid? He will .
Joel explained he received a letter from Stone regarding the vapor barrier
on the metal deck. The seams are supposed to be sealed but derrick 1 , 4 and
5 the seams were not sealed. The contractor is offering to extend the
guarantee for 1 more year ( total of 3 ) and provide a credit for labor and
materials not utilized to resolve the non-compliance.
Paul suggested SMMA forward this to Perry Dean to get their opinion. Also
make sure the manufacturer has no problems with their suggested solution.
Joel said the vapor barrier manufacturer has provided a letter stating they
have no problem with this . This has no effect on the 10 year roof
warranty.
Budget Summary: the Committee reviewed- with Tom the budget summary he
prepared.
The professional fees are just SMMA and Chartwell ' s professional fees, not
including clerk of the works . Reimbursables does include clerk and any
extras to SMMA.
Paul suggested he move the fixed items , land costs and professional fees ,
5
