ckway Highlands
16 Lot residential Subdivision
57 Blue Castle Drive and 56 Degrass Road
Representative= Matt Costa
Matt Costa was present and said he was here informally a fever creeks back and he gathered
comments from everybody. He said they worked closely with the Planning Department and they have
a new proposal here that reconfigured property. Matt Costa explained the reconfigurations.
However, he said on this initial proposal they are going to rake some changes from what they are
proposing noir so that radius corning on Degrass Road will be in the projection of their property line.
Matt Costa said he wrote a lengthy narrative on this project outlining hover they meet the By-
Laws and ghat waivers they will be requesting.
Glen Harrington advised the Board of health approved drainage, which meets Board of Health
requirements.
Glen said Nitrogen Aggregation Plan will have to be approved by Board of Health and
individual Plans for other lots to come to Board of Health for review.
Torn Fudala advised they are filing for Special Permit on August 21".
Charlie Il aintanls commented that Charlie Rowley has made some comments. Torn Fudala
said they are going back to look at hoer other subdivision projects did the numbers--question
is about the fractions.
Will still need waiver for the layout. No radius on the layout.
Joel Clifford requested they send Plans to Fire Department to snake sure the turning radius
meets Fire Department needs.
Blue Castle Dr ive—proposing to page only in front of his lot.
Catherine asked whether or not Torn can require the entire road be paved. Torn Fudala
responded he thinks that would be beyond what is required.
Catherinep ointed out In the waiver requests for the road it states that section is classified as a
minor residential zone and is only serving 5 lots—yet you state all access will be off Degrass,
but you're not paving Blue castle...it really does not make sense.
Catherine noted that Blue Castle has consistently been on roads Town doesn't plow.
.Joyce Mason Mated that she thinks the Planning Board has to consider paving that road all the
gray through.
Matt Costa said they could make plans for plowing.
Fire Department to determine how to access because it maybe better to access through
ockway. .Joel said the turn radius will be an issue for the whole subdivision.
Catherine said she is concerned about the corners. Further, she said it does not snake sense
to pave only the middle of a dirt road. Jonathan agreed., He said he does not think it is a great
plan...he wou Id like to see the whole road paved.
Charlie l aintanis commented that pavement should be taken-right to the edge of the property.
Jonathan_Furbush said it doesn't look as though there is any pavement in front of 2 houses.
t ,Joyce asked whether Planning Board could-require sidewalks. Torn said he would have to
look at regulation and look at the layout. r
2
1
