22 Falmouth Road, Unit 8.2 (continued)
Conclusions:
To go to ZBA.
• Septic system inspection required.
• Need to be in contact with Landlord for Site Plan.
Joyce Mason suggested they work with the Building Department, who will give as much assistance as
possible.
New Building –24 acre site
Old Barnstable road and Route 151
Brynwood Way
Site and Building Pans
National Development
Representative – Eliza Cox, Nutter McClennen & Fish
Eliza Cox (attorney), Ted Tye (managing partner), Samantha Gajewski (project manager), Theo
Kindermans (site engineer), and Mark Moeller (architect) were present.
Tom Fudala mentioned that this is a formal review. Ted Tye provided an overview of the plan they
are proposing.
• A 54-unit assisted living facility located at Old Barnstable Road and Route 151 on a 24-acre
parcel of property. The property is still owned by Shaws and applicant under agreement with
them.
• Great need for memory assisted living in the area.
• Plan is to develop under 5 acres and preserve 19 acres as Conservation Land.
• Showed the Site Plan and explained the facility is divided into 3 "households'. None of the
household units has a cooking area. Each household connects to a garden area.
• This project is called "bridges". They've opened similar projects in Hingham (2012) and
Westford (2013).
• Parking—would need about 50 spaces so they will be looking for relief on parking.
• Traffic is low—no residents drive. Peak traffic would be 16 in/out trips. For holidays trend is
more family retrieving resident and returning at end of day.
• Met with Fire and Building Departments. Showed hydrant locations on Site Plan and said they
used templates for fire truck turns and hydrant location.
• Reached out to Southport and they have gotten very strong support from residents. One point
Southport raised was where access would be on Old Barnstable Road. There were 2 options
for access...one was mid-point between 151 and the Southport entrance; the other (slightly
better) is directly opposite Southport entrance but Southport residents requested we move
down a way from their entrance, which was done and shown on this Plan.
• They have filed with Planning Board; and will be going to Cape Cod Commission.
• Hope to start construction as early in 2014 as possible; hope to open late 2014 or early 2015.
• One story building; 1-2 construction; Cape Cod look.
• Joel Clifford voiced concerns regarding the turning radius for the 47' long fire truck and the
turning radius into the facility itself. They said they will redo and will run the template again.
2
