New Building—24 acre site (continued)
• Joel noted the drive lane area in the back is only 10 feet. Ted Tye said they understood 10
feet in back would be fine. He said 22 feet in back would be creating a major road in the
woods. They will discuss with the Fire Department.
• Joel pointed out they show 2-6" dead-end water mains and that does not look adequate to
provide flow needed. Joel said their engineer should come up with the flow calculations.
• Joel asked where the sprinkler room(s) to be located. They will also discuss this further with
the Fire Department.
• Tom Fudala asked about the wastewater facilities. They said the system they're proposing is
Amphidrome double reactor. Shed with all the controls on rendering. Flow will be about 8,100
gallons. Tom said they will need information from the engineer that it meets the .5
requirement. Attorney Eliza Cox commented that they need to go to the Cape Cod
Commission and they will also be reviewing this.
• Veronica Warden asked whether there will be any medical waste. Ted Tye responded it is not
a medical facility. He said they do have procedure for everything that comes off the property.
A small amount of medical waste is treated and is part of the Cape Cod Commission
information.
• Nurse is on site for resident care, not providing medical care. This is a residential facility.
All solid waste to go off-site to hazard waste. They have solid waste plan. Staff trained.
Catherine Laurent asked what is distance to 151 intersection from the driveway entrance shown on
the Plan? Also, what were the specific objections to having access driveway at safer location across
from Southport entrance? Response: Distance is 400 feet in one direction; and 300 feet in other
direction. The objections were safety concern and they would not like looking into the site.
Scott Carline said he thinks it should be switched around so access would be right across. Ted Tye
said their traffic engineer also feels it would be safer right across. Ted said the traffic engineer will
say what is shown on the Plan works and is safe, but the other way is better.
Catherine Laurent stated the proximity to the Route 151 intersection should be further and that would
be better in view of plans being proposed for the Route 151 corridor.
Motion: Joyce Mason motioned to recommend the project with the switch of the access road to align
with Southport entranceway; that the calculations be done by an engineer regarding water flow
calculations; and conditioned to working with Fire Department and also that the wastewater system
meets By-Law requirements. Scott Carline seconded the motion; and the motion was unanimously
passed by Plan Review and by Design Review.
New Building
Preventive Maintenance
117 Industrial Drive
Site plan, lighting and landscape with storm water calculations
Repair Shop
Representative—Jim Vaccarro (Representing Town)
Raul Lizardi-Rivera appeared on behalf of Preventive Maintenance; and Jim Vaccarro represented
Town of Mashpee.
3
