117 Industrial Drive (continued)
Mr. Lizardi-Rivera addressed the Committee.
• Applicant currently has business next door.
• Vacant parcel goes all the way down to Great Hay Road.
• Proposes building for auto repair and office space. Wife has landscape business and will
share the office space.
• Showed Site Plan.
• 20' driveway—all the way to the back.
• On-site septic system.
• Surface drainage overflow goes to underground leaching area.
• Veronica Warden said designed for 3 bays, but 4 bays shown. Mr. Lizardi-Rivera said there
are 3 bays that go right through front to back.
• Total flow is 504. If flow exceeds that they have planned for overflow...should he get to that
point.
• There is no industrial holding tank.
• Bays are heated through radial heating.
• Dumpster located at back area.
• Fire hydrant—one on Industrial Drive and one more than 400 feet away.
• Building about 220' away from edge of pavement.
• Module building.
• Veronica Warden said the oil grit separator should be watertight and waterproof. Mr. Lizardi-
Rivera said applicant currently operates and has, required equipment, etc. and will continue
same way.
• Jim Vaccarro said they send painting out.
• Tom Fudala asked where will the expansion go? Mr. Lizardi-Rivera responded that right now
that is preliminary and if applicant has to expand he showed areas on the Site Plan inside
zone. He said the septic would still be located outside.
• Have not filed with ZBA.
• Probably will be proposing to place stand-alone signage.
Charlie Maintanis suggested if they do plan expanding to keep in mind the AAB and 2010 ADA new
definitions and guidelines. He said they were changed and they define parking differently. Mr.
Lizardi-Rivera said only parking is proposed for the landscape office, and he will look at the new
regulations.
Tom Fudala noted that zoning requires parking lot has curbs, not berms.
Catherine Laurent recommended curbing at entrance. She mentioned the neighbor has a concrete
curb. Mr. Lizardi-Rivera said he would propose 40' of curbing to reach the neighbor's curbing.
Catherine mentioned it is a private road. There have been real concerns about drainage on the road,
so it will not be plowed.
Conclusion: Applicant will return with proposal when finalized.
4
