117 Industrial Drive (continued) <br /> Mr. Lizardi-Rivera addressed the Committee. <br /> • Applicant currently has business next door. <br /> • Vacant parcel goes all the way down to Great Hay Road. <br /> • Proposes building for auto repair and office space. Wife has landscape business and will <br /> share the office space. <br /> • Showed Site Plan. <br /> • 20' driveway—all the way to the back. <br /> • On-site septic system. <br /> • Surface drainage overflow goes to underground leaching area. <br /> • Veronica Warden said designed for 3 bays, but 4 bays shown. Mr. Lizardi-Rivera said there <br /> are 3 bays that go right through front to back. <br /> • Total flow is 504. If flow exceeds that they have planned for overflow...should he get to that <br /> point. <br /> • There is no industrial holding tank. <br /> • Bays are heated through radial heating. <br /> • Dumpster located at back area. <br /> • Fire hydrant—one on Industrial Drive and one more than 400 feet away. <br /> • Building about 220' away from edge of pavement. <br /> • Module building. <br /> • Veronica Warden said the oil grit separator should be watertight and waterproof. Mr. Lizardi- <br /> Rivera said applicant currently operates and has,required equipment, etc. and will continue <br /> same way. <br /> • Jim Vaccarro said they send painting out. <br /> • Tom Fudala asked where will the expansion go? Mr. Lizardi-Rivera responded that right now <br /> that is preliminary and if applicant has to expand he showed areas on the Site Plan inside <br /> zone. He said the septic would still be located outside. <br /> • Have not filed with ZBA. <br /> • Probably will be proposing to place stand-alone signage. <br /> Charlie Maintanis suggested if they do plan expanding to keep in mind the AAB and 2010 ADA new <br /> definitions and guidelines. He said they were changed and they define parking differently. Mr. <br /> Lizardi-Rivera said only parking is proposed for the landscape office, and he will look at the new <br /> regulations. <br /> Tom Fudala noted that zoning requires parking lot has curbs, not berms. <br /> Catherine Laurent recommended curbing at entrance. She mentioned the neighbor has a concrete <br /> curb. Mr. Lizardi-Rivera said he would propose 40' of curbing to reach the neighbor's curbing. <br /> Catherine mentioned it is a private road. There have been real concerns about drainage on the road, <br /> so it will not be plowed. <br /> Conclusion: Applicant will return with proposal when finalized. <br /> 4 <br />
