Mr. Fudala shared the-groundwater flows with Planing Board members, identifying the area in <br /> question and showing the flour entering Nantucket Sound. Ibis. vaygan recommended that <br /> copy be forwarded to Chairntan Petersen. Mr. Fudala indicated that he wound confirm whether a <br /> check or wire transfer would be preferred by the Town. <br /> PRIELEMIENARY SUBDIVISION PIAN <br /> Applicant: Federal National Mortgage Association c/o Cotuit Solar LLC <br /> Location: 36 Sam's Path <br /> Request: Submission of I-lot preliminary plan and road designs <br /> Mr. Fudala stated that a date was needed to schedule the review of the plan. <br /> MOTION Mr. Balzarini made a motion to schedule a review on June 19 for Federal <br /> NationNationaJ Mortgage Association,Cotait Solar ITC. Mr. Koobarian seconded the.notion. <br /> All voted unanimously. <br /> Plans were requested to be sent by PIF in advance of the meeting. Mr. Rowley reviewed the <br /> initial plan and identified possible needed_improvements. Joe Hackett of Cotuit Solar stated that <br /> roadway work would be needed-in order to establish frontage for the C-2 usage, but did not wish <br /> to extend the road layout to the end of S 's Path because of abutters and possible <br /> increased traffic. lir. Fudala responded that the roadway did not'need to be paved but that there <br /> was currently no recorded layout for the roads. lir. Hackett confirmed that he would forward the <br /> plan ahead of the next meeting. <br /> DISCUSSION <br /> -Ted Tye of rational Development regarding potential assisted owing facility at route 151 <br /> Old Barnstable bond-Ted Tye of National Development, and pari time Mashpee resident, was <br /> present to discuss the possible development of an assisted living facility. Mr. Tye referenced his <br /> previous visit to the Planning Board when considering a Ifahpee Commons site. <br /> Mr. Tye stated that National nal Development had been ranked in the last four years as the largest . <br /> development firm in eastern Massachusetts, with projects of all sues. National Development has <br /> developed senior housing for over 20 yearn developing 23 different senior housing and assisted <br /> living projects. A community in Westford was recently opened. The proposed project would be <br /> would be a 56-unit assisted living residence the would specialize m memory care. lir_ Tye <br /> stated that there was a strong need in the area to include senidrs in the population as well as adult <br /> chi l ren with parents with needs. The site being considered features 24 acres at Route 151 and <br /> Old Barnstable road, with the entrance being located across from Southport. Less than 6 acres <br /> would be developed for the project with the remainder of the parcel being dedicated to <br /> permanent open space. The building would be orae--story with 56 unks and divided into <br /> households featuring encs and a common area- Mr. Tye invited Board members to visit <br /> National Development"s other communities, noting that they have been welcomed in other <br /> towns. <br /> 11rIr. Tye noted that the facilities are low impact., with little traffic other than visitors and <br /> employees with 9 vehicles estin ated during peak hour traffic between 3-5 p.m. during shift <br /> changes. Typically 45 parking spaces are developed for a facility and a natural buffer-was <br /> 3 <br />
