The focus of the standards and specifications within the model bylaw is on the health of soils,the <br /> preservation of natural landscapes, and the development of aesthetically pleasing landscaped <br /> areas that are environmentally sound. This bylaw limits lawn area in new residential <br /> development to 20%of the overall lot size or 8,000 sq. ft. This bylaw also uses the Special <br /> Permit process as the mechanism for review and approval. <br /> This bylaw applies to: <br /> • All land clearing, clear cutting, grading activities of an area greater than 40,000 sq. ft.; <br /> • Any development that will result in the clearing and/or grading of more than 20,000 sq. <br /> ft.; <br /> • Any development activity within a Zone II contributing area to the Town's public water <br /> supply that will result in the clearing and/or grading of more than 20,000 sq. ft.; and <br /> • Any development within the jurisdiction of the Conservation Commission that will result <br /> in the clearing and/or grading of more than 20,000 sq. ft. <br /> Applicability: The limit on residential lawn size would assist in reducing the need for fertilizer <br /> application. To achieve the required reduction in nitrogen,towns in Pleasant Bay could further <br /> restrict lawn size to 2,500 sq. ft.
