There were no restrictions on the types of commercial <br /> uses they could have , <br /> Bruce said they met the minimum parking requirements. This i s a need <br /> demonstrated at peak times and often on Sundays . They are anticipating <br /> more demand for golf , They want to be able to serve the residents so they <br /> can drive here and park. <br /> Pat said this went from a residential development with a golf course to <br /> just the opposite and he didn ' t object , and still doesn' t. However , the <br /> project' s most public face is right here on Qu i naqu i sset Ave and you are <br /> putting your most unattractive face right there . <br /> Bruce said that is his concern also but they will protect the aesthetic <br /> value <br /> Pat suggested to the applicant they have an alternative proposal . <br /> Tom asked if they have any other place to add parking'? If they have this <br /> problem now, and they haven ' t even started filling housing units , there <br /> will rea l lbe a problem. <br /> py <br /> ro sa <br /> Sid inside this development, the applicant has great latitude ; th I s <br /> proposal crosses that boundary because it effects everyone who drives by . <br /> Bruce said mearly the distance of 100 feet does not assure the interest of <br /> what you are saying . within 60 feet they can address this issue . If he <br /> can prove that, he hopes the Board will entertain it . <br /> Tom said all this incremental building/developing is bumping into each <br /> other. That i s why a master plan is so important. <br /> Bruce said sometimes master plans evolve but he understands what Tom is <br /> saying . This is the only chance they have to finish the "golf segment of <br /> the project. <br /> Pat said the Board will revisit this, with more information , at another <br /> time, <br /> Tom said thep l ans snows a rails fence along the perimeter. That hasn ' t <br /> been mentioned? <br /> Bruce asked if it is a problem? They would like to propose that , They need <br /> to blend aesthetics with the security scenario. <br /> They propose a rail fencing , with granite post to tie i.n with the stone <br /> effect they are creating . I t will be combined with tasteful landscaping . <br /> Tom explained the history of the loo foot buffer was to leave vegetation <br /> that i s out there to have a consistent landscape character through out <br /> town , A fence could radically change the landscape of that area. It may <br /> be more significant than you think . <br /> Tana asked if the parking lot will be lit? <br /> Bruce said it will , similar to the existing li htin in parking area. <br /> Tom said the original concept of the project was all residents would have a <br /> golf cart. There would be less need for parking if this were the case . <br /> Mr. scarz i said he has a double garage for a cart but they have made the <br /> 8 <br />
