The Landlord shall be excused for the period of any delay in the performance of any <br /> obligation hereunder when prevented from so doing by cause or causes beyond Landlord's <br /> control which shall include,without limitation, governmental regulations or controls, except with <br /> respect to cannabis under the federal Controlled Substances Act, 21 U.S.C. ch 13 sec 801 et seq, <br /> all labor disputes, civil commotion,war, war-like operations, invasion, rebellion, hostilities, <br /> military or usurped power sabotage, governmental regulations or controls, fire or other.casualty, <br /> inability to obtain any material services or financing or through Acts of God. <br /> 24. NOTICES: <br /> All notices from Tenant to Landlord,required or permitted by any provisions of this <br /> Indenture of Lease, shall be in writing delivered to Landlord at <br /> All notices from Landlord to Tenant, so required <br /> or permitted, shall be delivered in writing to Tenant at <br /> Either party may, at any time or from time to time, <br /> designate in writing a substitute address from that above set forth., and thereafter notices shall be <br /> directed to such substitute address. All notices shall be in writing to the addresses indicated in <br /> this paragraph. <br /> 25. MAINTENANCE: <br /> The Landlord agrees to be responsible for the plowing of snow in the parking lot as well <br /> as the regular upkeep and maintenance of the grounds and landscaping of the Leased Premises, <br /> the structure, the roof, outer walls, and other than routine maintenance of utility stems. <br /> Tenants is responsible for snow removal from exterior sidewalks and stairs. <br /> 26. SUBORDINATION: <br /> This Lease shall be subject and subordinate to any and all mortgages, deeds of trust and <br /> other instruments in the nature of a mortgage,now or at any time hereafter, a lien or liens on the <br /> property of which the Leased Premises are a part and the Tenant shall when requested, promptly <br /> execute and deliver such written instruments as shall be necessary to show the subordination of <br /> this Lease to said mortgages, deed of trust or other such instruments in the nature of a mortgage. <br /> 27. BUILD-OUT: <br /> The Landlord will be responsible for the build-out as outlined in Addendum A to the <br /> Lease and incorporated herein by reference. Any additional build-out or modification of build- <br /> out as outlined in Addendum A shall be at the tenants sole effort and expense. <br /> 28. BROKERAGE: <br /> The Landlord will pay, to Commercial Realty Advisors, Inc., as agreed, a Fee for <br /> Services Rendered,which will be split 50150 with the Conrad Group at the signing of this <br />
