Leasehold Agreement. COMMENCEMENT OF LEASE AND RENTAL PAYMENTS <br /> For the first year of the lease term, Tenant shall make payments to the Landlord as <br /> follows: <br /> $1,175 due on February 1, 2019 and each month thereafter until the following occurs: <br /> $2,350 due each month, on or before the first of the month, to corrmen e 30 days after the <br /> Cannabis Control Commission's issuance of a provisional certificate of registration and <br /> notification of authorization to commence operations to Tenant, to continue until the following <br /> occurs: <br /> $4700 due each month, to commence on the first of the subsequent month following the <br /> Cannabis Control Commission's issuance of a final certificate of registration and notification of <br /> authorization to commence operations to Tenant. <br /> For the second and third years of this lease, Tenant shall pay Landlord lease payments of <br /> $4700 on or before the first of the month. <br /> For the fourth and fifth years of this Lease, Tenant shall pay Landlord lease payments <br /> of$4933.75 on or before the first of the month. <br /> In the event that tenant is unable to procure either initial permits or final permits, either <br /> party may terminate the lease and all rights and obligations shall become void. <br /> 32. NON COMPETE <br /> Landlord shall not lease any other unit located at 800 Falmouth Road, Mashpee, MA <br /> (Summerfield Park complex) to a business competing with Tenant's marijuana establishment. <br />
