Triple M is requesting a Community Host Agreement for the purpose of siting an <br /> Adult-Use (Recreational).Marijuana facility in Mashpee. The material which follows is <br /> in response to the Town's request for the further articulation relative to information <br /> listed in a letter of December 21, 2018 from the Town Manager. Each item listed in the <br /> Town's letter is addressed below. <br /> LOCATION&FACILITY; <br /> The combined Medical-Adult Use facility will be located at 29 & 41 Echo Road. Parcel <br /> 41 abuts the existing Medical facility at 29 Echo Road. Triple M has executed a <br /> Purchase & Sale agreement on 41 Echo Road and, in addition, holds a land lease on the <br /> property until such time the property is conveyed (at the time a Provisional Adult Use license <br /> is issued by the Cannabis Control Commission). The land lease grants Triple M use and' <br /> occupancy of the parcel as well as permitting the clearing of land and site work. The <br /> engineering is complete and ready to submit an 82x filing to combine the two parcels <br /> into one. Plans are to construct a 3,700 square foot ground floor addition to <br /> accommodate the dispensaries plus an additional 1,800 square foot mezzanine for <br /> security/technology equipment and security and administrative offices. There will also <br /> be a finished basement area of about 1,800 square feet to provide for a conference area, <br /> training room, storage and employee lockers. The estimated total usable size of the <br /> facility (including the existing building plus the addition)is 8,800 square feet. The building will <br /> be equipped with a Fire Department approved fire suppression system. The facility has <br /> been designed to emulate a traditional Cape Cod model (see cover drawing). The existing <br /> Medical facility utilizes a state-of-the-art security and surveillance system which <br /> exceeds State requirements and also exceeds the standards set forth by the Town of <br /> Mashpee in the Draft Community Host Agreement. The existing system will be <br /> expanded to accommodate the entire expanded facility. <br /> PARKING: <br /> The engineering is complete which delineates the footprint, the siting of the addition, <br /> delivery access and security fencing as well as the required drainage, septic and <br /> utilities. The site plan (see attached) further specifies the parking, entry and egress plan. <br /> There will be 70 on-site parking spaces and a traffic queue lane which will <br /> accommodate approximately 25 vehicles. The existing site security program (including <br /> perimeter fencing, gatehouse and on-site security personnel) will be expanded to accommodate <br /> the larger facility. The existing gatehouse will be abandoned and a new and larger <br /> gatehouse will be relocated in a westerly direction to accommodate the longer traffic <br /> queue lane. There will be two entry lanes at the gatehouse, one being an expedited lane <br /> for Medical patients and for those who have pre-ordered through Triple M's online <br /> ordering app and the other entry lane will be for all other customers.
