The following memorandum describes the potential traffic impact of a marijuana <br /> retail use located at#77 and potential marijuana cultivation located at#79 Echo Road in Mashpee,Massachusetts. <br /> Prorarn Rcviow <br /> The prograrn will consist of approximately 5,600 SF of retail on#77 Echo Road. The site abuts undeveloped laud <br /> to.the north,Echo road on the southern end and abutting properties on the east and west. Access to the site will be <br /> controlled by landscaped buffers and fencing on three sides,with parking surrounding the building accessible from <br /> the Echo Road curb cut Natural Ventures will also be acquiring the abutting property on the Western side,#79 <br /> Echo Road. Future expansion to include a 30,000 SF cultivation and processing will be considered on the#79 site. <br /> The parcels will be owned and operated by Natural ventures allowing for amenities such as vehicular parking <br /> facilities,bicycle parking and waiting areas to be shared. <br /> Fours of operation <br /> The proposed hours of operation for the retail location will vary seasonally. During peak summer periods in the <br /> summer anticipated hours of operation are: <br /> Monday-Thursday 10:00 AM- 10:00 PM <br /> Friday- Saturday 8:00 AM- 11:00 PM <br /> Sundays 12:00 PM- 8:00 PM <br /> During off peak periods during the winter months anticipated hours of operation are: <br /> Monday-Friday 10:00 AM- 6:00 PM <br /> Saturday 10:00 AM- 10:00 PM <br /> Sundays 12:00 PM- 8:00 PM <br /> These proposed hours of operation will eliminate any negative impact to traffic along Main Street and Echo Road <br /> during the 6AM-9AM AM peak traffic hours. <br /> Parking Requirements <br /> Mashpee parking requirements indicate that marijuana retail uses shall use a parking rate equal to a retail use and all <br /> other marijuana uses will be required to meet parking requirements for mauufacta wing or other industrial buildings. <br /> The parking ratios for each use and projected number of spaces based on the program are summarized in the table <br /> below: <br />
