Use Packing 1L-.tio Required Parking <br /> Retail 1 per 150 GSF 38 Spaces <br /> Manufarturirta 1.5 Per 1,000 GSF 45 Spaces <br /> Based on the attached conceptual site plans,the retail parcel will be able to accommodate up to 51 parking spaces, <br /> 10 of which will be designed as overflow parking. <br /> Coinmunity Impact <br /> Echo Road is a V2 mile road located within an industrially zoned area. Primary uses along the corridor are <br /> industrial;consisting of wholesale suppliers,warehouses and construction yards. Entry to the park is granted from <br /> Route 130 (Main Street)and a cul-de-sac turnaround is located at the end of the road. Echo road is a 50'right of <br /> way with two 12'travel lanes and no pedestrian accommodations. <br /> The proposed uses will be located on two undeveloped parcels. Due to the development,it is anticipated that <br /> additional traffic will be generated. Considering-Main Street is a collector road with daily traffic volumes averaging <br /> 8,500 vehicles it is assumed that the traffic impact to Main Street will be negligible. A majority of the impact of the <br /> proposed development will be on Echo Road. In order to mitigate the impact to the neighborhood the site plan will <br /> consider opportunities to improve both pedestrian and vehicular safety while employing methods of transportation <br /> demand management into the daily operations. By providing more parking on-site than required by zoning <br /> regulations,providing waiting areas inside the retail facility and encouraging customers to make appointments <br /> vehicular traffic will be managed on-site,significantly reducing the impact the abutting properties. Additionally, <br /> providing safer pedestrian and bicycle assess along Echo Road will help to promote alternate means of <br /> transportation.
