The Chair recommended the hiring of a candidate with the right <br /> experience and education, who would likely require giving notice to an existing employer 6-8 weeps' <br /> notice. The Chair added that Mr. Fudala warped for Mashpce for decades, and worked with very high <br /> efficiency. Therefore, the Chair requested that two full time planning positions be identified for the <br /> Planning Department, not including the administrative assistant. The Chair added that Mr. Fudala <br /> knew the Bylaws, could find critical information, had no learning curve and had been tremendously <br /> dedicated, including numerous hours not included on his timesheet. Mir. Collins welcomed members <br /> of the Planning Board to discuss the issue further with him} as well as their priorities. Mr. Collins <br /> stated that he respected and appreciated Mr. Fudala's dedication, his level of competence and attention <br /> to detail and had been a tremendous credit to the Town. Fudala had left his <br /> thumbprint on the community, <br /> Mr. Balzarini inquired about the salary that would be offered to a new Town Planner, stating that they <br /> would want to attract the best candidates. IIT'. Collins responded that he would like to meet with <br /> Planning Board members prior to posting the ad to ensure that all were on the same page. Where was <br /> discussion regarding the timeline for hiring, the Chair indicated her preference that two members meet <br /> within two weeks and there was agreement. <br /> APPROVAL NOT REQUIRED PLAN <br /> Applicant., Michael Cusack f represented by Kevin Kieler <br /> Location: 42 & 46 Quail Hollow Road, Assessors' Map 3,Bloch 7 <br /> Request: Discussion of possible 1-lot subdivision plan concept <br /> The Chair read the request for the record. Kevin Kieter represented the applicant, regarding a request <br /> to renovate and add an addition to a shared/inherited home as well as purchase of lot 42. Mi-. Kieler <br /> indicated that he had been in contact with the Building Inspector regarding the merge of the two lots to <br /> allow for the renovations and addition. It was noted that the lots provided only 145 feet of frontage. <br /> Ir. Rowley stated that there were two existing lots, one with an existing home. Mr. Rowley suggested <br /> that the Planning Board would be removing a center lime and adding property onto an existing lot and it <br /> would be determined by the Building Inspector whether or not he would issue a building permit for the <br /> combined lots, The Planning Board would geed to determine that it would not be considered a sub- <br /> division. Mr. I ieler confirmed that they would need variances for a side yard setback, front yard <br /> setback, no Iso feet offTontage and building within the no build zone as related to the lake. Where was <br /> discussion about joint ownership and 30 foot setbacks since 15 foot setbacks were required, Mr. Kleter <br /> indicated that he would follow up with the Building Inspector. Mr. Fudala noted that the statute was <br /> based on grandfathering of the lots and should be researched further. Mr. Rowley stated that the <br /> purpose of the plan was to combine two lots to one, adding that a conveyance world be needed. Mr. <br /> Kiefer stated that a new title was being drafted. <br /> LOTION: Mrs} Balza r•ini made a motion to accept the.SNR. Mr. Kooharian seconded the <br /> motion.
