4 <br /> 5 <br /> The bair read the request for the record. Rob Sykes represented the project proponent. Mr. Sykes <br /> summarized that two lots had previously been approved* but that one lot did not have suitable frontage. <br /> Ir. Sykes indicated that the three lots were redrawn on the plan to provide frontage on Wakeby Road <br /> because land to center of the line was within the way. �&. Fudala requested the straight line distance <br /> on the plan* Lot 13 would provide 15 0.04 feet of frontage, lot 14 would have 170.11 feet of frontage <br /> and lot 15 had frontage of 133.55 + 84.79 feet (Pimlico Pond Drive). Mr. Fudala also requested that <br /> 14A►.be noted that it was to become lot 14 and Mr. Rowley agreed. <br /> MOTION: Mr+ Bal arini made a motion to accept the ANR with the two following notes added <br /> to the plan, adding intent of the plan is to merge 14 and 14A and notation relative to the straight <br /> line distance between the intersection of the side line and the road layout upon Lot 13 so that the <br /> building Inspector knows that 150.04 feet was present. Mr. Cummings seconded the motion. All _ <br /> voted unanimously. <br /> _ <br /> Mr. Sykes requested a waiver of the filing fee because the plan was a revision of a previous plan. <br /> MOTION: Mr. Balzarini made a motion to support the waiver request. Mr. Cummings <br /> seconded the motion. All voted unanimously,, <br /> BEFI ITIVE SUBDIVISION PLAN <br /> Status of construction schedule for B DM.1 ock ay Highlands <br /> Mr, Fudala reported that the affordable lot was transferred on April 27 to Habitat for Humanity. The <br /> purchase& sale agreement was drafted with a condition to include a share of open space to count <br /> toward the offset needed for the aggregation agreement. IIIb. B alzarini inquired about the condition <br /> requiring the purchase of a traffic light and Mr. Fudala responded that they would need to review to <br /> see whether there was ars enforcement mechanism in place for the occupancy permit, as there was also <br /> a shellfish contribution. If the property was sold, the next owner would be responsible. Mr. Fudala <br /> added that there was a lien on the property to pay for engineering services. 111Ir. Fudala reported that he <br /> had heard that there was a purchase& sale on the property. <br /> SPECIAL PERMIT <br /> Applicant** Mashpee Commons LP <br /> Location North of 34 Bates Road, Assessors' Map 74,Block 22 <br /> Request: Application for Special Permit Modification for site plan change to North <br /> Market Street project to add 2 "carport structures with solar panels" above 80 parking spaces in <br /> existing parking lot. <br /> The Chair read the request for the record. Mr. Fudala confirmed that the request had been formally <br /> filed as a. Special Permit Modification, no text change would be needed in the Special Permit and the <br /> request was considered a minor change with no site plan change, If the planning Board felt that the <br /> project would not significantly impact abutters the planning Board could vote that no public hearing <br /> would be necessary, <br /> The Chair inquired about the abutters. Toni Ferranti, representing Mashpee Commons, responded that <br /> the project would be located in the northern portion of the parking lot behinds the UPS store. The <br /> abutter to the protect was Sandpiper Village Condominiums. Before starting the process, IIIb. Ferranti <br /> met with members of the Condominium Association to discuss and provide information about <br /> ee <br /> Mashp plans.lans. Two units with 2ted floors may have views of the carports, but it was <br /> believed that the height of the trees would obstruct the view. The Condominium Association <br /> 3 <br />
