All voted unanimously. <br /> Chairman Wa gan appointed Mr. Hansen to sit on the matter. <br /> Mr. Fudala suggested that a site plan be provided depicting property lines and vegetation. The Chair <br /> also suggested the addition of photos of the solar panel structures from a pedestrian. view, Mr. Ferronti <br /> responded that an inverted-V design would be used and SunPower would supply the product. Mr. <br /> Hansen inquired about snow accumulation and Mr. Ferronti confirmed that the design would hest <br /> collect solar power and water collection. Mr. Balzarini inquired about icing issues but Mr. Ferronti <br /> responded that the panels would allow faster melting of the snow, though would be less effective at <br /> that time for power generation. Mr. Ferronti also explained the process by which they would be able to <br /> monitor power generation. Generated power would be used for wastewater treatment, parking or <br /> sidewalk lights or common areas} for example. Mr. Ferronti agreed to provide renderings from the <br /> customer point of view. Mr. Fudala pointed out correspondence from the Fire Department confirming <br /> that requirements had been met. Mr. Ferronti added that they would be meeting with Design and Ilan <br /> Review and had initiated their process with the Cape Cod Commission, anticipating a type 1 minor <br /> modification. <br /> ]BOARD ITEM <br /> New Business <br /> Signature of Emma Oakley Mills 'may Town road-taking plan-Signed by Planning Board <br /> members <br /> Town Planner proposed zoning article re: drive-through facilities in C-2 zoning district <br /> Mr. Fudala stated that eating drive through facilities were allowed only in -1 zoning, <br /> although three facilities were illegally located in C-2 zoning. Mr. Fudala suggested that such facilities <br /> made more sense in strip areas of town, such as Route 15 1, Facilities would not be allowed in the <br /> Mashpee Center overlay district or C-3. Chairman waygan suggested speaking further with the <br /> Chamber of Commerce for additional feedbackbecause it could have profound impact. Mr. alarini <br /> liked the idea. The Chair will reach out to the Chamber of Commerce. Mr. Rowley noted that <br /> sufficient staging was needed to accommodate traffic lining up. <br /> Town Planner proposed zoning article re: 4-story 50 I't. hotel height limit-Mr. Fudala <br /> announced that someone had expressed interest in constructing an extended stay, 4-story/50 foot hotel <br /> in Mashpee, The developer was considering three different sites and the Town Manager was in <br /> support of the concept. Mr. Fudala stated that the Town had been seeking a hotel for many years, so it <br /> made sense to present the bylaw at Town Meeting. The sites being considered were the sandpit located <br /> next to Rockland Bank Mashpce Commons and town land located on Commercial Street. The Chair <br /> stated that she would hesitate supporting 4-stories without architectural and site design standards and <br /> Mr. Fudala responded that project proponents would be required to pursue a Special Permit, Mr, <br /> Balzarini responded it would be unlikely for a developer to consider a hotel less than 4-stories due to <br /> economic viability. Mr. Fudala stated such standards would go beyond zoning but could be considered <br /> within the Special Permit process. The Chair indicated that Yarmouth adopted the Cape Cod <br /> Commission architectural and site design standards. Mir. Balzarini stated that there were no hotels in <br /> Mashpee and felt that no additional restrictions were needed., adding that Design Review would be <br /> taking a loop at the plan. Mr. Kooharian suggested that the hotel would go through Cape Cod <br /> 4 <br />
