Town of Mashpee <br /> Department of Natural Resources Facility <br /> Feasibility Study-Site Selection <br /> Task 3 -Site Selection <br /> 3.1 Utilize the siting analysis to provide a recommendation for the top two properties for <br /> location of the proposed DNR facility based on the space needs assessment and the siting <br /> evaluation. The recommendation will include the advantages and disadvantages to siting <br /> the facility on each property. <br /> Task 4—Conceptual Alternatives <br /> 4.1 Utilize the results of the space needs program and site selection analysis to develop three <br /> (3) building and site alternatives on the top two sites, Building alternatives will be <br /> created by piecing together the programming sketches into building block plans for each <br /> major space. The site plans will show the layout of driveways,buildings, circulation, and <br /> parking. Alternatives will consider several different size/scale facilities and different <br /> configurations on the property(properties if multiple). <br /> 4.2 A one-page summary sheet will also accompany each alternative. This summary sheet <br /> will include a general description of the alternative with building size, description of <br /> building type, a list of advantages and disadvantages, and preliminary construction cost <br /> information based on cost per square foot data for similar facilities. <br /> 4.3 Each of the alternatives will be reviewed with the Town and comments incorporated <br /> accordingly to create a preferred site alternative. <br /> Task 5—Preliminary Plans and Cost Estimate <br /> 5.1 Upon selection of an alternative,prepare a preliminary site plan and building plans. The <br /> site plan should include all associated site improvements for the project include parking, <br /> storage, stormwater infrastructure, and utilities. The building plans should include,a floor <br /> plan of the proposed building as well as two renderings. The plans should be of <br /> sufficient detail to use for presentation to the Board of Selectmen and Town Meeting but <br /> are not intended to be used for permitting,bidding or construction. <br /> 5.2 Using the preliminary plans, prepare an itemized opinion of probable project costs. The <br /> estimate will list individual materials and systems anticipated for the project. The cost <br /> estimate will also identify potential soft costs associated with the project including, but <br /> not limited to, estimating contingencies, construction contingencies, owner's project <br /> manager fees, printing of bid documents, architectural and engineering fees (including <br /> design, permitting, bidding, and construction administration services), furnishings, and <br /> low voltage/communication systems. <br /> -3- <br />
