Town of Mashpee <br /> Department of Natural Resources Facility <br /> Feasibility Study-Site Selection <br /> 2.2 Conduct an initial screening of the town owned sites. The goal of the initial screening is <br /> to reduce the sites to a manageable number of sites for final analysis. The initial <br /> screening criteria may include: <br /> • Minimum site size as determined in Task 1.6 <br /> • Compatibility with existing uses on the property <br /> • Appropriateness of location(adjacent land uses) <br /> • Consistency with zoning <br /> • Current use <br /> • Floodplain <br /> • . Wetlands or other regulatory protected areas <br /> • Availability of utilities <br /> 2.3 Prepare an objective evaluation system to be used for the selected sites. The evaluation <br /> system will be used to identify the most efficient and cost-effective site(s). The <br /> following is a sample of some of the criteria that may be used in the evaluation: <br /> • Size and shape of site <br /> • Location of site within the town <br /> • Cost of development: site preparation, earthwork, demolition <br /> • Traffic impacts <br /> • Soils conditions <br /> • Past usage history to assess contamination.potential <br /> • Zoning consistency <br /> • Location of sensitive receptors <br /> • Utility services <br /> • Wetlands impacts <br /> • Necessary permits <br /> 2.4 Each of the evaluation criteria will be assigned a weighting factor to properly emphasize <br /> the most important elements. Using the weighted criteria, tabulate the advantages and <br /> disadvantages of each site along with objective scoring results. This evaluation will be <br /> used to rank the order of the sites. <br /> 2.5 Work shall also include an analysis of the Harbormaster's Office which is currently <br /> located at 88 Seconsett Island Road. Review alternatives for (1) no change, (2) <br /> expansion or(3) relocation of this office. <br /> -2- <br />
