MASHPEE PLANNING BOARD <br /> Wednesday , November 20 , 1985 <br /> MINUTES <br /> CONTINUATION OF PUBLIC HEARING <br /> Richard Dubin called the meeting to order with the first <br /> item on the agenda : <br /> Applicant : Lebel -Sollows Development Corp . <br /> Location : North side of Santuit Pond <br /> Request : Special Permit for 68 unit multi -family <br /> development . <br /> Kevin Karine (Terry , Dunning & Terry) represented <br /> Lebel -Sollows in conection with the above proposal . <br /> Mr . Karine summarized what is proposed, and what has been <br /> done in effort to address the Boards' and publics' concern <br /> since the last meeting . Developer has reduced the number of <br /> units from 68 to 60 units , and in conjunction with a <br /> suggestion by the Chairman , removed two of the units in <br /> direct proximity to the pond , which will improve the visual <br /> aesthetics from the pond. Under the proposed plans - <br /> density works out somewhere in excess of 19 , 000 sq . ft . per <br /> unit . Mr . Karine stated that the developer is operating <br /> under zoning that was in effect prior to the amendments to <br /> zoning by-laws relative to densities required . <br /> In order to supplement traffic information presented to the <br /> Board at the last meeting , Mr . Karine stated that he had <br /> brought in a traffic consultant . In regard to the !dater <br /> quality issue of Sant uit Pond, Mr . Karine stated that he <br /> made repeated attempts to obtain the water quality reports <br /> prepared for Bryant' s Neck residents , but they were not <br /> available until today , and .are to be presented this evening <br /> by residents of Bryant ' s Neck. . <br /> A revised plan for the project was distributed . Mr . Karine <br /> contacted some of the members of the San tuit Pond Estates <br /> Homeowners' Association in an effort to .address their <br /> concerns with the Beachwood Point project and made some <br /> suggestions and otter tures to the Association as to what the <br /> developer is prepared to do in conjunction with the <br /> development of this project which could be to the benefit of <br /> San to i t Pond Estate subdivision . He indicated the <br /> requirement for the dry hydrant in the vicinity of Sant uit <br /> Pond for purposes of providing f i re protection to the <br /> subdiviion .
