abutting subidivi son , to place a dry hydrant in the area of <br /> Edgewater Rd . which abutts this particular subdivision ; this <br /> hydrant would would be available for fire protection use for <br /> the Santuit Pond subdivision . <br /> Further to the representatives' concern regarding the <br /> traffic flow over at least that portion of Santuit Pond Road <br /> used in conjunction with this particular development ; the <br /> developer has proposed an offer to the Association , terms <br /> subject to the Boards' favorable action on the appplication , <br /> to maintain and improve that portion of Santuit Road from <br /> the entrance of the condominium project out to Asa <br /> Me i g= !.,,lakeby Road . ' - _ -__ ` ; on , if agreeable to particular <br /> owners of lots in the vicinity of Asa Me i gs/Wakeb.y Road, the <br /> developer would also dress up the entrance of that <br /> subdivision and would include a combination of signs <br /> relating to both Santuit Pond Estate Subdivision and <br /> Beachwood Point Condominium. <br /> Mr . Karine indicated to the Board and the Homeowners <br /> Association that the developer , as part of the condominimum <br /> documents, and subject to any rules and requirements of <br /> DEQE , will make available Beachwood Point' s central well <br /> system to provide water to the abutting subdivision in the <br /> event that they should experience some type of water quality <br /> problem ;. or should the Town institute a public water supply <br /> system, those wells at that current location have the <br /> flexibility , depending on the availability of abutting <br /> parcels and subject ' to DEQE regulations, to easily tie in <br /> with a central water system to service the subdivision in <br /> that particular area . <br /> At the Board' s previous suggestion , Mr . -ie continued , <br /> the developer has purchased the 2 lots on Santuit Pond Road , <br /> which makes the developer a member of the Santuit Pond <br /> Homeowners Association . Mr . Karine stated that the <br /> developer could provide the Board with a covenant stating <br /> that those lots will not be developed and will be utiltized <br /> to dress up the entrance and to provide greater visibility <br /> at Santuit Pond Rd. and Beachwood Point development . Dick <br /> Dubin stated that the developer could .add those two lots to <br /> the common aria , and a note should be added to the plan <br /> stating that the lots will not oe built upon . <br /> Lynn Nilson of Boston Survey Consultants addressed the <br /> traffic i =.sues , sighting actual traffic counts taken at <br /> Santuit Pond Road and Asa Meigs/Wakeby Road to determine <br /> actual counts , and the time of the counts ; and which show <br /> 850 trips per day on Santuit Pond Road and 1 , 000 vehicle <br /> trips on Asa Meigs/.Jakeby Rd . Calculations were also revised <br /> on basis of having 60 units as opposed to 68 , and using <br /> traffic data based on similar area projects done by BSC. She <br /> stated that 60 units at Beachwood Point could be expected to <br /> produce approximately 396 vehicle trips per day , where as <br />
