MASHPEE PLANNING BOARD MINUTES: November 6, 1985 <br /> MEMBERS PRESENT: Richard Dubin, Anthony Ferragamo, Richardson Jonas, <br /> and Harold Collins. Michele Stone, absent . <br /> TOWN PLANNER: Tom Fudala <br /> CONSULTING ENGINEER: Charles L. Rowley <br /> TIME: 8: 12 p.m. <br /> Mr. Dubin called the meeting to order at 8:12 P.M. <br /> Public Hearing: Proposed Zoning Amendment - Change is to redesignate <br /> a portion of the R-3M Residential District to a C-2 <br /> Commercial District as is more particularly described on a plan en- <br /> titled "Proposed Commercial Zoning - Little River Boat Yard. " <br /> Applicant absent from meeting. Town Planner stated applicant mentioned <br /> as possibility a restaurant and had support of neighbors. Chairman <br /> stated it would be a classic case of spot zoning. With no public <br /> comments, and no action taken, Chairman closed hearing . Further dis- <br /> cussion to take place at a later time . <br /> Public Hearing: Popponesset Realty Trust <br /> Simons Narrows Road/Bryant Cove <br /> Definitive Plan approval of 39 lots "Shoestring Bay <br /> Estates" subdivision <br /> After discussion, it was the opinion of the Planning Board Bryant Cove <br /> Road is an ancient way. Hannah Averett, Historical Commission member, <br /> stated Simons Narrows Road is a public way and should not be included <br /> as part of the development, and has been apublic way since the pier <br /> was built. dames Marcus, representing applicant, stated the town has <br /> never maintained the roads . Reference as to private way eliminated <br /> and called ancient way. Board agreed concept of plan is satisfactory, <br /> and subject to the re-alignment of the ancient way, hearing continued <br /> to November 20, 1985. <br /> Public Hearing: Winslow Cape Realty Trust <br /> Route 151/Old Barnstable Road-Falmouth Road at town line <br /> Definitive Plan approval of 108 lot subdivision <br /> Stephen Doyle, Engineer, stated access from Old Barnstable Road <br />
