You will have lost -the option for future job creation service <br /> provision. As -to -the location' of the property, it 's adjacent to indus- <br /> trial zoned land at present , to land which io in the process of being <br /> developed for industrial purposes . It does not directly abut any <br /> existing residential development . it has good access on id-e . 23 , to <br /> other 11own , out of town, off cape , Because of it 's access, it Will <br /> require nose xpenditure for additional utilities or street improvement <br /> or anything like that . By todays jargon, the infra-structure is currently <br /> in place for this site -to be developed , Any extensions for utilities , <br /> streets and that sort of -thing would be on Mr . Vlasills property and will <br /> be done under subdivision control at his expense ® Environmental <br /> impacts will be minimurn . Under industrial zoning there will be 25 lots . <br /> Under residential. zoning -there could be 46 lots , I worked up some <br /> rather rough sketches of how the land could be utilized for industrial <br /> purposes and residential purposes and I believe -that with -the exception <br /> of the length of the dead end street that the lots shown on each plan <br /> conforms to zoning , I 'm not saying they would be approved with modifi- <br /> cations . These lots would conform -to residential zoning . The green <br /> are -the required buffers in the residential dist-,-let . The orange color <br /> would be -probable house locations within that orange ® Balance of the <br /> color is land that is available for other types of accessory residential <br /> use , garden, accessory buildings , swimming pools , what have you. As you <br /> can see the amount of buffer area of residential subdivision is much <br /> less than amount of buffer area in the industrial subdivision. <br /> I,flr , 1\1arsters : Ed , isn't -there a difference in the amount of land in <br /> each plan? You didn't show the last piece on the industrial one . Is <br /> that piece residential? <br /> Mir. Donnelly: That piece would be residentially zoned . <br /> -11114r . Nfarsters : Is it shown on the other one? <br /> Mr ® Donnelly: It is shown here . <br /> Mr. !\/Jarsters : Now that 's a distortion . <br /> PAr. Donnelly- I believe at the present time given the conditions on <br /> Great Hay Rd . , this land would not be developed for residential- use , <br /> Mr . Ml,�rsters : OK but it is residential potential and would be . <br /> Mr . Donnelly: So you're talking potentially 4 house -lots . Buildings <br /> would have -to fall in the darker color here . With 150 ' setback of <br /> lhi,illdings . . . <br />
