P. 01 BOX 1108
MASHPEE, MA 02649
PLANNINIC BOARD MINUTES 4/24/85 P. 3
Mr. P.1farsters : 75 ' on a, street that serves only industrial .
AtIr. Donnelly: 10011 undisturbed vegetation
Mr. Marsters ; All your figures are wrong . It 's only 75 ' setback
required and first 25 ' e
Mx, Jonas : You're talking about if it was on 28 .
Mx. T.iarste-rs . But if it 's on a road that serves only industrial , which
that would be , it 's Only 75 ' required . It 's not 11 on page 21 .
Mr, Donnelly: In -that case, -that is completely -in error and I apologize
for -that .
Vfr. 1ars T ters I 'm not sure it serves any real useful. Purpose anyway
1:
as you can 't compare an industrial lot with a residential lot as far as
useage goes , traffic , anything else . 1 don't think it 's fair, it 's
apples and oranges comparing an industrial lot -versus a residential- lot ®
r,,qr. Donnelly. The other point I would like to make , given any future
industrial development on this site your town would be protected because
-there are a great deal of checks in the by-law. Industrial uses are
allowed by special permit . . only special permits required public hearings, .
Board of Appeals receives input from other interested town boards and
committees as well as abutters . I believe industrial development also
-requires submission of plans to site plan review again to get input on
all potential uses . There are no similar constraints of -those mentioned
before . . .Based on 46 residential lots versus 25 industrial lots there would
be potentially fewer nitrates generated in the industrial subdivision
than residential subdivision®
Mr. lvlarsters . How do you know what the use will be in the industrial?
f1r , Donnelly: Based on that -type of lot configuration.
P41r. Marsters : How do you know what 's going -to go on the lot? it can
vary so much in an industrial area .
Wfr. Donnelly: That 's true .
Pv'larsters : You can have a large office building .
Mr. Donnelly : if you could fit a well on a site with a s'eptic system
for a large office building . These are some of your limiting factors .
Vffien I was developing the nitrate calculations I was trying to examine
what is feasible on lots of this nature . If this were -to be developed
