Zolon of CMU511ppe
P. O. BOX 1108
MASHPEE, MA 02649
PLANNING BURD MIHUTES : 4/24/35 P. 4
as one single industrial lot , then potentially you could get a very
large industrial use . You could get many people .
Mr. Marsters : You could get fairly large industrial uses on those lots .
There shouldn't be any difference in the lot sizes , Ed . The industrial
allows 40, 000, residential allows 40, 000 so I can't see why you have a
defference in lots allowed to begin with .
Mr. Donnelly: I 'm thinking of this plan with larger setbacks .
Mr . Marsters : So you made the lots larger than 40,000 sq . ft . but that ,
they could be the exact same size and much more intense useage . A
house is not going to have 6 or 7 bedrooms but you could have a good size
office building on a I acre lot .
Mr . Donnelly , ho but a house with a family in it you 're going to be
cooking 0 meals , taking baths , doina laundry and your traditional
industrial uses that aren't working 3 shifts with a lot of employees ,
doesn 't have an on-site cafeteria , isn't doing laundry on site . Tra--
ditional industrial use whether it be in Mashpee or on the Cape in
general is a fairly small business ranging on the order of 3 to 6 people
even in manufacturing business on Cape . The average is 18 employees
per manufacturing use .
Mr . Marsters : OK but your average house isn't 3 bedroom with children
and everything in Mashpee .
Mr , Donnelly: I believe in Mashpee it 's 3 .4 people per dwelling .
P,-%rsters : That sounds high if you take out summer population but
that 's OK. That 's an opinion, but the lots should be the same size .
Mr . Donnelly: Like I said I made an error in the graphics and facts I
had prepared don't relate and I apologize for that . So I feel that there
is a need for additional industrial land in Mashpee . Mashpee is growing .
You 're starting to see the industrial land being developed .
Mr . Jonas : You said there 's a need for more industrial land in Mashpee .
What do you base that on?
Mr. Donnelly: I base that on the traditional ratio of industrial and
commercial land to residential property in order for a community to
'' support itself, services , jobs and that sort of thing .
Dr. Jonas : I think we have a lot of industrial land that 's not even
being use .
