Toffin of fflng pee
P. 01 Box 1108
MASHPEE, MA 02649
PJNA-HMINIG BOARD MINUTES a 4/24/85 P- 5
D,Ir . Plarsters : What percent of our industrial land is developed?
Mr . Donnelly: I don't have that figure .
Per 1,,11arsters : It 's awfully low.
Mix. Donnelly: I agree .
PJr . Marsters : T think that 's much. more appropriate than comparing us
with Barnstable .
Mir. -Donnelly: 1 don't think so . i think from a planning standpoint
you've got to consider where you are today and where you 're going to be
20 years from now and you-1,re seeing your population growth and your
residential development take off radically that will be followed by
commercial and industrial developi-iient . I believe that you're seeing
industrial subdivisions forming today. T believe that you're seeing
additional building going on in industrial and cof-imercial property today
that you didn't see 5 or 10 years ago . And I 'I' r m telling you from a,
planner's p T standpoint , that 's going to continue to happen as you popu-
lation base increases , commercial and industrial growth is going to
occur to serve that populat-ion.
Nla.rsters, -. I will tell you from the planner's viewpoint that we
will not be -I-Jie same as Barnstable . That Barnstable is a natural business
hub and will have more industrial and commercial than we ' ll have . And
it 's only natural that they have a larger percentage for that land and
T think we have taken into consideration the issues that you brought
up and we have a plan for them, and I think that we have adequate indus-
trial land -to be honest with you to handle our future needss .
PIr. Donnelly. The fi,,)-ure that I auoted was 3% on the average for Barn-
stable county. The town of' Barnstable has definitely more land than
that . I ®m not suggesting -that you should try to become the employment
center of the Cape .
Mr . Pii'arsters : Nor would we be the average . We 'd be below the average .
Because we 're not an industrial center.
MIr . Donnelly. If this property is rezoned , you will still be below the
average , In summation .I feel as I stated that there is a need for
additional industrial land in PlIash.pee . That 'this location is appropriate
for industrial uses in that i don't believe given the site , the soils ,
vegetation, that kind of thing, that -there won't, be any ad-verse environ-
mental impacts , Are -there any other questions I can. . .
_klr. Jonas : I would just like to make a comment . You say it 's good
location for industrial 'because it 's close -to another industrial area .
