Box 1108 <br /> MASHPEE, MA 02649 <br /> iv1ASHPEE PLANNING BOARD MINUTES : 4/3/85 P. 3 <br /> They reviewed Mr. Rowley's report : <br /> Y2 - Mr, Wilson presented proof of submission to the Board of Health <br /> '3 - Will be put in, all P.C . He will submit plan to the Board where <br /> the monuments will be set for inspections . <br /> `4 - Will be straightforward T <br /> ;r5 - Would give at least .10 elevation to give constructors something <br /> to shoot for. <br /> 6 - Will increase length of vertical curve - make 150-200. <br /> //7 - Mr. Rowley said they can maintain 1% <br /> ,1N - Will make note - increase depth of hood and difference of 12" <br /> 9-11 - Agreed to <br /> "12 - Should have been 12" . Mr. Rowley would prefer in roadway RC <br /> connecting in and Mr. Wilson agreed , <br /> -13 - Will add note <br /> Mr. Wilson agreed to add note "lot in residential zone is not to be <br /> considered a buildable lot until it has suitable access approved by the <br /> :. Planning Board , <br /> Mr. Marsters asked if there was anyone else concerned and there was no <br /> one , Mr. Wilson said he will get revised profiles to Mr. Rowley® The <br /> Board took the plan under advisement and let them take -the plans back <br /> for revising and to put -the note , They were placed on the agenda for 4/17 . <br /> Petitioner: Winslow Realty Trust <br /> Submitted by: Steve Doyle <br /> Location: Rte . 151 <br /> Type of Plan: preliminary discussion <br /> Mr. Doyle presented a revised plan. He said he made a lot changes - he <br /> increased lot sizes , created a 50 ' buffer on Rte 151 and the ponds , <br /> created 2 recreation areas , west of County Rd. are individual wells but <br /> east of it is a. central well, and he eliminated 48 lots . The Board <br /> felt it was a big improvement , but they made these suggestions : <br /> 1 . Want recreation area to have frontage and better access <br /> 2 ° give enough area for a ballfield. <br /> 3 , want building setback lines shown <br /> 4. want something done with lot 5 and lots 13 & 30 which are poor, <br /> 5 . -that 7 lots shown not have access on Old Barnstable Rd, but from within <br /> subdivision <br /> 6. Mr, Rowley look at where intersections will be <br /> 7 < they bring in another revised preliminary prior to the definitive <br /> 8 , they reserve a 10' area on Old Barnstable Rd . for future widening. <br /> Mr. Marsters made a motion to approve the plan subject -to the conditions <br /> recorded in the minutes and subject to Mr. Rowley's review and approval <br />
