He also said they're negotiating with someone <br /> who 's interested in keeping the commercial area . Mr. Marsters <br /> said it isn't zoned commercial but it 's a non-conforming use . <br /> 8 . @13 , 000 sq . ft . <br /> 9. Mr. Doyle agreed to have more than just leaching basins . <br /> The Board said they all feel it 's too many lots , they would like a <br /> couple of reasonably sized common areas , they would like a 'buffer <br /> around the perimeter of the subdivision. They delayed a voted until <br /> they look it through. They placed him on the agenda for April 3 for <br /> a vote and asked him to revise his plan for then. <br /> Mr. McGrath presented a revised site plan of Alan Ryder's pre-application <br /> plan. He said he reduced the number of buildings by increasing the <br /> units in each building from 4 to 5 . He moved the buildings further <br /> away from the slope . He said he can move the corner building back <br /> to another area so you can't see any buildings from the road . The <br /> Board felt this was a good idea and felt this was an improvement <br /> over the last plan. <br /> They discussed the parking and Mr. Rowley said he will look at it . <br /> The Board reviewed Mr. Rowley's report on the Ryder preliminary plan: <br /> Mr. Rowley said Simon 's Rd . should be layed out 50 ' and paved 201 as <br /> it goes out to Noisy Hole Rd . The Board agreed and Mr. McGrath saw <br /> no problem with doing that . Mr. Dubin said he likes the concept but <br /> he thinks it 's -too much density in the small area in back. He wants <br /> the -trees carefully treated on the slope . Mr. Rowley suggested he <br /> design the buildings to fit the landscape and contour. Mr. McGrath <br /> said he would look into it . <br /> Mr. Marsters made a motion to approve the preliminary plan subject <br /> to changes noted in Mr. Rowley's report . Mr. Jonas seconded and all <br /> voted in favor. The motion was amended by Mr. Marsters to say in <br /> addition to Mr. Rowley's comments , the road should be extended all <br /> the way to the northerly property line . Mr. Jonas seconded and all <br /> voted in favor. Mr. McGrath was placed on -the agenda for April 3 <br /> for the pre-application discussion. <br /> Mr. Marsters made a motion to release a covenant for the entire sub- <br /> division of Clipper Ship Village . Ms . -Stone seconded and all voted <br /> in favor. The Board signed the release and Mr. Dubin will have it <br /> notarized . <br />
