This parcel of land was identified as suitable for a mixed-use affordable <br /> housing project in the Board of Selectmen's Regulatory Board roundtable discussions in early 2019. <br /> There has been previous interest in developing a hotel on this parcel.This parcel's size and proximity to a <br /> primary arterial,ma'ke it attractive for this use and the Planning Department has again begun.to receive <br /> inquiries showing interest in hotel development in Mashpee. <br /> This property is located in a Zone II Groundwater Recharge area but outside of a Groundwater Protection <br /> District. This is important to note because whatever use or uses are identified as being advantageous on <br /> this site will require an advanced wastewater treatment system to be feasible (assuming those uses <br /> include a residential component). <br /> From.a land,use perspective,there are a few ways•to proceed: <br /> 1. A mixed-use project with a hospitality and-rental housing component. <br /> 2. Subdivide the property and seek hotel on one parcel and reserve the other for residential. <br /> 3. Pursue only hospitality or only rental housing with no subdivision. <br /> It is attractive from an economic feasibility standpoint to pursue a mixed-use project because the year- <br /> round rentals in residential units helps to cross-subsidize the hotel keys which will inevitably experience <br /> vacancies throughout the winter months. <br /> There are few properties that are town-owned that are ideal for a more intensive hospitality use. There <br /> are others however,that are suitable for higher density affordable rental housing. <br /> Recommendation: <br /> The Board of Selectmen authorize the Town Manager to form a working group to assess the options for <br /> this property and to bring a recommendation to a Board of Selectmen meeting in the near future. <br /> Pros and Cons: <br /> The long vacant property could be used for one or more of the options above,otherwise it would continue <br /> to not be useful to the Town and its residents. <br />
