Proposed with parking and utility infrastructure <br /> improvements, 4,786 sq. ft. footprint/19,150 sf. Including <br /> basement and 3 floors. <br /> Planning Board: Special Permit Modification. <br /> John Lavelle, represented the application for the proposed building, and provided <br /> two rendering/photographs of existing buildings that are similar in height and size <br /> to what is being proposed that the committee requested from the last meeting on <br /> June 16, 2020. He explained one photo view of the golf course situated on <br /> Quinaquisset Ave. that depicts a building almost non-visible from the road, and <br /> the height of the roof is below the tree line by several feet. He said the Architect <br /> had a difficult time with this because there's so many trees there, and some trees <br /> were removed on the renderings so the committee could see the building. The <br /> building in the parking lot photo shows the roof being less visible than the golf <br /> pro-shop. There are very limited views from Quinaquisset and Willowbend Drive. <br /> The Architect considered lowering the height of the structure but couldn't lower it <br /> enough to get it below the Variance height requested. This is a 3-story building, <br /> and he cannot make it work for 2-stories. <br /> Joe Callahan commented that the height was an issue for the committee at the <br /> last meeting, but most importantly the building is not very visible from <br /> Quinaquisset Ave and that's good. The rendering photo from the parking lot is <br /> fairly covered from the golf course back toward Quinaquisset and is on the <br /> property. <br /> i <br />
