evenings of the week as provided herein or as may be reasonably <br /> determined by Landlord or such other hours as Landlord may approve as <br /> may be reasonable for a general store located in the Marketplace, and to <br /> operate the premises at all times during the term of this lease in the <br /> manner set forth above goes to the essence of the parties' agreement <br /> hereunder and that Tenant's failure to perforTn its obligations will result in <br /> automatic deprivation to Landlord for which Landlord's remedies <br /> hereunder or at law may not be adequate. <br /> Tenant shall use the Premises in compliance with all applicable local, state <br /> and federal laws and shall obtain-and maintain all licenses and permits <br /> required by the Town of Mashpee and the Commonwealth of <br /> Massachusetts in the operation of its business. Tenant shall not make or <br /> permit any use of the Premises which will be unlawful i� improper, or <br /> contrary to any applicable law or municipal ordinance (including without <br /> limitation all zoning, building or sanitary statutes, codes, rules, <br /> regulations, or ordinances), or which will make voidable or increase the <br /> cost of any insurance maintained on the Premises by Landlord. <br /> Tenant agrees promptly to comply with all laws, ordinances, orders and <br /> regulations affecting the Premises in the cleanliness, safety_, operations and <br /> use thereof. Tenant also agrees to comply with the requirements and <br /> reasonable recommendations of any insurance company, inspection <br /> bureau, or similar agency with respect to the premises. <br /> Tenant agrees not to: <br /> (1) permit any unlawful or inunoral practice to be carried on or <br /> committed on the premises; <br /> (ii) make any use or allow the premises to be used *in any manner or <br /> for any purpose that might invalidate or increase the rate of <br /> insurance thereof; <br /> (i 11) use the premises for any purpose whatsoever which. might create a <br /> nuisance or injure the reputation of the premises or the <br /> Marketplace; <br /> (iv) deface or injure any building of the premises or the Marketplace; <br /> (v) overload the floors; <br /> (vi) commit or suffer any waste. <br /> Tenant agrees to pay any increase in the cost of'insurance to Landlord as a <br /> result of any unauthorized use of the Premises by Tenant, but such <br /> payment shall not constitute in any manner a waiver by' Landlord of its <br /> right to enforce all of the covenants and provisions of this Lease. <br /> (B) Tenant is responsible, for training all service employees as set forth in the <br /> U.S. Department of Justice, Civil Rights Division, Disability Rights <br /> Section entitled: "ADA Update: A Primer For Small Business" and any <br />
