q7_ <br />In ;,the subdivision of a tract :of land. containing more <br />than twenty acres where the subdivider shall elect to design <br />the subdivision- on. the. principles of cluster or, density zoning <br />to preserve the. natural features .and to .provide: permanent <br />open space and increase the .amerities ... of the. residential <br />neighborhoods, the. Planning Board will endorse the plan <br />only when and if the plan meets_ the following minimum re- <br />quirements: <br />1. The maximum. number of lots ;on the plan shall not ex- <br />ceed the number derived from dividing .the total: land <br />area of the tract, which is usable for residential _con- <br />struction,. by . the minimum lot size otherwise permitted <br />in the zoning district or districts in which the tract lies. <br />2. Every dwelling to be constructed in such subdivision <br />shall be provided a lot containing not less than seventy- <br />five hundred (7500) square feet and having a minimum <br />average width of not less than seventy-five (75) feet. <br />3. All dwellings and accessory buildings erected under the <br />provisions of. this section shall conform to all other pro- <br />visions of this by-law, which shall not be varied except <br />by the Board of Appeals in the usual manner. <br />4. The lots for building purposes shall be grouped in a <br />cluster or clusters, and within each cluster the lots shall <br />be contiguous. <br />5. All the remaining land (Openland) in the tract, not con- <br />tained in the lots or within the road rights-of-way, shall <br />be contiguous, or if not contiguous, in parcels of not less <br />than one acre each in area, and of such size, shape and <br />condition as to be suitable for the use or uses outlined <br />below. The total area of such remaining land shall be <br />not less than one acre for each ten building lots within <br />the tract. <br />I <br />6. Provision I shall be made so that the openland shall be <br />restricted to recreational, educational, conservation or <br />park uses.
