created under the provisions of Subsections A or B shall not exceed two and two-tenths <br /> (2.2) times the number of residential units allowed by § 174-46D." <br /> Delete the first paragraph of Subsection B.(2), and Subsection B.(2)(a) and insert the following: <br /> "(2) Any other type of residential structure, including attached single-family dwellings, one- <br /> family detached dwellings or townhouses on common lots, apartment buildings, two- <br /> family dwellings, clustered units, etc., but not including mobile homes or trailers, provided <br /> that: <br /> (a) Excepting lots and dwellings allowed by Subsection B.(1), there shall be an overall <br /> limit within the OSID of not more than two and two-tenths (2.2) bedrooms times the <br /> maximum number of residential units allowed by Subsection D." <br /> Delete Subsection B.(2)(e) and insert the following: <br /> "(e) For buildings containing only residential uses, the length of any single wall plane <br /> on a lot shall not exceed one hundred (100) feet measured between the two (2) <br /> farthest points along the same horizontal wall plane, including wall indentations or <br /> protrusions and any wall planes which are visually substantially the same." <br /> Delete Subsection B.(4) and insert the following: <br /> "(4) Buildings and uses ordinarily incidental to the construction, operation and maintenance <br /> of a planned residential community, such as buildings for the maintenance and <br /> administration of the OSID and for the storage of equipment and supplies therefor, model <br /> dwellings, offices for the sale or rental of dwelling units within the OSID, sewage <br /> collection, treatment and disposal, potable and other water, temporary trash storage [in <br /> structures less than two hundred (200) square feet in floor area] and other utilities, and for <br /> the operation and maintenance thereof, but not including restaurants, golf course <br /> clubhouses, real estate offices and the like, except under the provisions of Subsections <br /> B(5) and B(6) below. No sewage treatment or disposal facility or trash storage structure <br /> may be located less than two hundred (200) feet from developed or developable <br /> residentially zoned property outside the OSID." <br /> Delete the first phrase of Subsection B.(5) and insert the following: <br /> "Where an OSID located entirely on residentially-zoned land includes more than two <br /> hundred (200) residential units and contains a total area of more than one hundred (100) <br /> acres," <br /> Add a new Subsection B.(6) as follows: <br /> "(6) Non-residential uses in mixed-use developments permitted under the provisions of <br /> Subsection H." <br /> Page 38 of 63 <br />
