Delete Subsection D.(3)(a)[4] and insert the following: <br /> "[4] One and two-tenths (1.2) for lands having prime farmland soils as listed by the United <br /> States Department of Agriculture Soil Conservation Service and as mapped in its Soil <br /> Survey of Barnstable County, Massachusetts, issued March 1993." <br /> Delete the words "Department of Environmental Quality Engineering" and insert the words <br /> "Department of Environmental Protection" in Subsection E.(1). <br /> Delete the first sentence of Subsection E.(3) and insert the following: <br /> "No structure within an open space incentive development may be built on a lot smaller, or <br /> closer to the street line, side line or rear line, than the minimum requirements of the <br /> underlying zoning district, except where the Planning Board, as a part of its approval of <br /> the special permit for the OSID, has approved a specific schedule of dimensional controls <br /> which differ from those requirements." <br /> Delete Subsection E.(4) and insert the following: <br /> "(4) All development within an OSID shall conform to the parking requirements of Article <br /> VIII except that, where an OSID will be divided into individual lots, the Planning Board <br /> may allow parking requirements to be met in one of two ways. Either each lot will be <br /> required to provide off-street parking based on the requirements for individual uses <br /> contained in Article VIII, or an overall shared parking scheme, which may include on- <br /> street parking if approved by the Board, may be developed which conforms with the <br /> parking space requirements of Article VIII for residential uses and any commercial uses <br /> proposed in the OSID. In the latter case, the applicant shall specify how shared parking <br /> areas are to be owned, constructed, operated and maintained and provide the Board with <br /> proposed deeds, deed restrictions, association bylaws or other legal documents or <br /> mechanisms for ensuring the same." <br /> Delete Subsection E.(6) and insert the following: <br /> "(6) Streets and drives within the OSID shall be constructed in accordance with the <br /> standards adopted by the Planning Board for subdivision streets and special permit <br /> projects. In addition: <br /> (a) no on-street parking shall be allowed on such streets unless eight-foot- <br /> wide parking lanes are constructed; any gutters, beams or other <br /> drainage facilities shall be in addition to the required lane width, <br /> including parking lanes; <br /> (b) paved sidewalks of at least four feet in width shall be required on one <br /> (1) side of streets having five hundred (500) to one thousand (1,000) <br /> Page 39 of 63 <br />
