Delman, Trustees of the <br /> 368 Monomoscoy Road Realty Trust <br /> 368 & 368A Monomoscoy Road <br /> (Map 125 Parcel 12 & 13) <br /> Mashpee, MA 02649 <br /> SP-2021-22 <br /> SPECIAL PERMIT FINDINGS: <br /> • The Board requires confirmation regarding the merged lots. <br /> • The applicant will require a curb cut permit from the DPW. <br /> • The Board will require confirmation from Board of Health regarding the bedroom <br /> count. <br /> • The proposed will conform to current day building codes. <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a Special <br /> Permit. Upon motion duly made and seconded at the Public Hearings on Wednesday, <br /> February 24, 2021, the Zoning Board of Appeals voted unanimously to issue a Special <br /> Permit to Owners, Joshua Delman and Nicole P. Delman, Trustees of 368 and 368A <br /> Monomoscoy Road under §174-17.1 of the Zoning Bylaws to raze and replace two single <br /> family residential structures and replace said structures with two new structures one which <br /> will contain a garage with living space above, on property located in an R-3 Zoning <br /> District, Map 125 Parcels 12 & 13, Mashpee, MA, with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit under Mass General Law 40A Section 9. <br /> 2. Site Plan: Prepared for: 368 Monomoscoy Road Realty Trust,For Lots 59A&59B, <br /> #368A Monomoscoy Rd, Mashpee, MA. Scale: V = 20', Date: Nov. 19, 2020, <br /> Revisions: 12/18/20: Add Zoning Table,Drawn by: LAC.Prepared by: Holmes and <br /> McGrath, Inc., Drawn by: LAC, Job No: 220144, Dwg.
