r <br /> 4 ` <br /> 7. The Board finds that the project would not be detrimental to <br /> the Town and would be in harmony with the general purpose and <br /> intent of the zoning by-law. <br /> �:. Conditions <br /> 1 . The applicant shall reserve, as easements, three (3) parcels of <br /> land, as delineated on the site plan, and which abut Barnstable <br /> Road, for future taking by the Town for road widening <br /> improvements <br /> The applicant shall also secure the conveyance of an easement, <br /> for the purpose of tree and brush removal , from roadway <br /> sightlines, from the owners- of Parcel 161 shown on Mashpee-'s <br /> Assessors' Map 79, to the Town of Mashpee DPW. An ititial <br /> clearing shall be -completed, prior to the rel.ease of covenant, <br /> by the applicant and thereafter by the Town on the easement <br /> granted. <br /> 2. The dedicated open space (parcel A) to be conveyed under the <br /> provisions of Section 9.4.2.6c and Sections 9.4.2.7a and b of <br /> the Town of Mashpee Zoning By-law in the manner and method of <br /> conveyance and with the restrictions thereon required by said <br /> By-law provisions, shall be conveyed prior to the release of <br /> covenants on roadways and other site improvements required <br /> under the subdivision rules and regulations. <br /> 3. No alteration or relocation of drainage easements or facilities <br /> shall occur without prior Planning Board approval . <br /> 4. No construction activities may take place in connection with <br /> this project ( i) between the hours of 5 p.m. and 8 a.m. on <br /> weekdays, (ii) before 8 a.m. and after 12 noon on Saturdays, <br /> and (iii) on Sundays or holidays. There shall be no <br /> substantial deliveries of materials or unloading of heavy <br /> construction equipment on Saturdays, Sundays or holidays. <br /> 5. All surface debris, waste or discarded materials shall be <br /> removed from the site prior to construction. <br /> 6. The project shall be developed in conformance with Section 6.4 <br /> of the Growth Management Zoning By-law. <br /> 7. The applicant shall not commence any work for which other <br /> municipal or state permits and approvals are required by law, <br /> by-law, rule or regulation until all the required permits and <br /> approvals are obtained from the appropriate municipal or state <br /> agencies. <br /> '`. No construction or site development other than the construction <br /> of single family homes, driveways and accessory structures and <br /> landscaping shall take place other than as shown on the <br /> approved Site Plan . Should the applicant or his successors <br /> propose any change from the approved Site Plan, plans for such <br />
