He will be satisfied with turning <br /> templates, radius, and hydrant spacing, then plans can be submitted to the Board. <br /> Mr. Phelan asked if there needed to be two separate votes. <br /> Mr. Lehrer stated you can indicate your plan to the applicant, he would suggest upon the definitive plan <br /> filing. <br /> Mr. Pesce noted other than length he didn't see any major problems, and he didn't see that as an issue <br /> either. <br /> Mr. Lehrer asked if the Board was comfortable with the applicant speaking directly to Mr. Pesce <br /> following these meetings, to which everyone agreed that was okay. <br /> MOTION: <br /> Mr. Phelan makes a motion to approve the proposed preliminary subdivision plan. Seconded by <br /> Mr. Balzarini. All in favor. <br /> NEW BUSINESS <br /> Vote to set Public Hearing date for an application made by Lisciotti Development Corporation to <br /> construct a retail paint store to be located at 431 Nathan Ellis Highway, Map 72, Parcel 56A. <br /> Mr. Fulone noted the Planning Board will hold a public hearing on Wednesday, January 5, 2021 at <br /> 7:20p.m. <br /> Ms. Waygan asked what else is going on January 5, 2022, something at 7:10p.m.? <br /> Mr. Lehrer noted the retail grocery store with the automatic deferral to the Cape Cod Commission. He <br /> also wanted to provide background on this petition, as everyone is aware the Sherman Williams did not <br /> proceed with that lease. They are pursuing development on this site. Generally, the buildings of this <br /> size and scale and the use don't fall under the purview of the Planning Board. The lot is divided in half <br /> by groundwater protection district which grants the Planning Board authority. <br /> Ms. Waygan asked the sq. footage of the building. <br /> Mr. Lehrer said it is 4,000 -5,000 sq. ft. Along the westerly portion of the parcel, there are 75 ft. <br /> setbacks from RT. 151 and residential. It constricts what you can do there with limited retail activity. <br /> MOTION: <br /> Ms. Waygan makes a motion to set the Public Hearing date to January 5, 2022 at 7:20p.m. <br /> Seconded by Mr. Callahan.
