The existing <br /> roadway services Applicant' s lot, as well as two <br /> abutters . <br /> Attorney Garner explained the reason for appearing <br /> before the Board with a formal plan was to allow the Town <br /> to determine the adequacy of the access and that the <br /> proposed subdivision meets all rules and regulations for <br /> minimum access . <br /> Att.orney Qarner further explained the property is <br /> approximately 4 acres, Applicant is proposing to divide the <br /> property into two 2-acre lots . <br /> Dennis Balarini expressed concerns for safety issues, the <br /> length of the road, fire truck access, and possible <br /> installation of a sprinkler system in the house. <br /> There was some discussion regarding secondary road <br /> access as shown on the plan through a wetland area. There <br /> was also discussion regarding the cul-de-sac and possible <br /> improvements made thereto. <br /> The Town Planner noted the proposed roadway does not <br /> meet fire access requirements as stated in the zoning _ <br /> bylaw. <br /> The Chairman acknowledged staff comments, and advised <br /> the Applicant that the application itself is faulty as it <br /> does not include the abutting property owner and the Town <br /> of lashpee conservation land. <br /> Attorney Garner maintained the ppli-cant retains <br /> rights in the fora of preservation of access to and from <br /> her property. <br /> The Town Planner noted the Deed has not been filed as <br /> part of the application. <br />
