Industrial on the parcel that the Town has agreed- to <br /> transfer to the Doreen Grace Brain Center for construction <br /> of an iron and conference center, along with an adjacent <br /> unbuildable parcel between it and the current C-1 zone, as <br /> well as clarifying the location of the adjacent R-3 zoning <br /> district boundary. <br /> The Town Planner explained this is a map dhng . This <br /> parcel is being deeded to the Brain Center hotel; a small <br /> portion will remain as open space under the Talanian-South <br /> Cape Villageproject. A small portion of the Life at <br /> pia-shpee residential zone is located within the Indus-trial <br /> zone. <br /> Article 37 - Submitted by Planning Board.. This <br /> article is intended to clarify the meaning of "half-story". <br /> The Town Planner explained this article was initiated <br /> by the Building Inspector. The article will insure that <br /> any addition will be constructed under a pitched-roof; and <br /> defines "livable space" to of the floor area of the <br /> floor beneath it . It will also require the dormer to be <br /> stepped back at least two-feet from the floor below. <br /> Article 38 - Submitted by Plann-ing Board. Handicapped <br /> parking facilities are required and regulated by section <br /> 1 -1 of the Town' s general bylaws, as well as. the federal <br /> Americans with Disabilities Act and the stay <br /> Architectural Access Board/building code. This amendment <br /> would recognize those other standards in the zoning byla ' <br /> parking regulations . The article also clarifies that <br /> reduced parking spaces can be permitted, under certain <br /> conditions, within projects to which the "commercial <br /> center" parking requirements apply, as they currently do <br /> for other commercial projects. Finally, the article <br /> deletes certain references to the no longe-r existingC-1-SV <br /> and C-1-0 zoning districts in the parking and Design Review <br /> Committee sections of the bylaw while inserting the C- <br /> oning district created at the October 2002 Town Meeting. <br /> The Town Planner explained the Town would Like to <br /> improve handicap parking. A definition of handicap access <br /> isles is needed in order to determine parking space size . <br /> This will also create a handicap-parking requirement within <br /> the bylaw. <br /> 3 <br />
