The Chairman called this matter to order and <br /> recognized David .Albright,right, Project Manager, Rizzo <br /> Associates . <br /> Mr. Albright explained Applicant has prepared <br /> conceptual designs for the redevelopment of the santuit <br /> Inn. He -made reference to an existing conditions plan. He <br /> noted recent significant upgrades to the septic system, a <br /> recirculating filter system approximately three years ago. <br /> Various project concepts have been explored one of <br /> which was discussed with the Plan Review Committee. ., A full <br /> two story building with Dunkin' Donuts at one end, retail <br /> on the other, with a rental apartment (s) on the top level. <br /> This concept would require- a 40B comprehensive permit. <br /> The Town Planner suggested Applicant consider a <br /> transfer of development rights under the Commercial Center <br /> Bylaw that would allow the second store apartmnent . <br /> Mr. Albright had not been aware of this -option. He <br /> then con-ti-ned. his presentation of the proposed project, <br /> which is approximately 1 , 00 square feet, 70 feet veep by <br /> 200 feet wide. All zoning requirements have been met . <br /> The Town Planner informed the speaker of the -foot <br /> natural buffer requirement. The Planning Board does <br /> however have authority to reduce said requirement in a <br /> Commercial Center. <br /> Applicant would like office space (approximately 1500 <br /> square feet located over the Dunkin' Donut space. The <br /> project conforms to the front and side setbacks. <br /> The Town Planner pointed out the Quippish Road side of <br /> the project is considered to be another front (not side,) <br /> setback. <br /> There is a narrow' drive with two ) curb cuts on <br /> Route 28 . Mr. Albright is suggesting separating the two by <br /> a considerable distance and creating an access point for <br /> employees and sma,11 truck deliveries. Ninety-nine parking <br /> spaces are required and have been provided. Lighting and <br /> landscaping will be provided: Fire Department requirements <br /> have 'been met. <br /> 1 <br />
