i
essentially qua-rt-erly monitoring over a nuiMber of years, as
well as Strict maintenance requirements. He agreed to
supply copies of said approval, as well as the Board of
Health permit to the- Planning. Board/staff..
The Town Planner asked how the gallon amounts/par-king
had been calculated.
Mr. Claytor explained the system has been sized based
upon -bedrooms for residential at 110 gallons per day and
o gallons per 1, 000 square feet for retail use/commercial
buildings . The system and leach field has been size for
approximately 1, 00 gallons over those figures .
Parking has been calculated based upon' retail use at
■
one space per 10 square feet .
The Town Planner mentioned a restaurant use would make
quite a bit of difference in parking requirements and would
have to be calculated prior to approval of a permit, or the
Board could approve without a restaurant use in which case
Applicant would have to file for a modification.
Mr. Claytor spoke to some of the unusual con iti-ons of
the proposed site, being a 40-B project. In order to grade
the residential component, it ways necessary to disturb some
of the land on the -property. He asked for assistance in
producing an existing conditions plan as required by- the
special permit application.
There was some discussion regarding the possibility of
the Board wa-1ving said requirement. A plan showing
existing trees has been submitted with the application.
The Town Planner noted a. major piece ,of information
missing from the filing i the dater Quality Report,
required by zoning.
Attorney Kirrane stated this information is currently
being compiled. He did ask whether the Board would require
those reports concerning impacts (school system, municipal
services, traffic, etc. ) .
The Chairman stated traffic impact and water resource
related issues (water quality) should be included in the
report.
