"We the following residents and tax payers- of Quippish <br /> Road, Mashpee are formally requesting a Discretional <br /> Referral to the -Cape Cod Commission. We are requesting <br /> this re�ferra.l due to the extreme impact on safety, traffic <br /> and the use of our only entry and exit to our. homes . We <br /> feel that increasing trip ends -from 120 per day to over <br /> 100 per day from #6 Falmouth Road, iashpee, upon the <br /> completion of a Dunkin Donuts will greatly compromise our <br /> safety, the access of emergency vehicles and our right and <br /> ability to enter and exist Quippish Road where we reside. <br /> Just a Dunkin Donuts on its own generates 1200 trip ends <br /> per day. There is 8, 000 square feet or 5 other retail <br /> spaces to be filled at a later time. We do not know how <br /> may -more trip ends; car stacking and gridlock will be <br /> contributed once these retail spaces are filled. We thank <br /> the cape Cod coy i s.io for their time and consideration of <br /> our urgent request . " Signed - Joseph and Heather <br /> Chevalier, Deegan and Shannon Bailey-Gates, Mark Murray, <br /> Kristin Antoine, Paul coletti and Levi Jones. <br /> The Chairman recognized Attorney Michael Fora, <br /> representing the Applicant . He asked the Board to consider <br /> the history of this particular project a�s this matter i <br /> deliberated. <br /> The initial proposal involved razing the hotel and <br /> constructing a new building in ecss of 10, 000 sq. ft . At <br /> the time of Planning Board site plan review, the Cape Cod <br /> Commission advised this matter be considered as a DRI based <br /> upon the use change. <br /> The Applicant took this into consideration and revised <br /> the project and reduced it to a smaller 'scale, being the <br /> current project before the Zoning Board of Appeals . The <br /> Design Review committee urged Applicant to consider a <br /> drive-through. Based upon this recommendation the plan was <br /> redesigned and filed with the Board of Appeals. The Board <br /> of Appeals determined a drive-through could nct be allowed <br /> under zoning. When the matter was submitted to Town <br /> Counsel for review it was determ�ned that the Zoning Board <br /> did have authority to allow the use subject to finding <br /> impacts would not be more substantially detrimental to the <br /> neighborhood than the bisting motel use. <br /> At this point the Zoning Board determined the proposed <br /> use would be more detrimental and advised Applicant to <br /> further redesign the plan. The building design was changed <br />
